The Town's specific objections are as follows: 1. This is an inappropriate land use for this location. This is a commercial operation, and the scale of it is out of character with the surroundings. This is the equivalent of re- zoning the property without in fact re-zoning it. There is no current justification for a commercial use at this intersection. 2. The traffic impact of this proposed use on the existing road network is significant, particularly peak flows associated with special events types of uses, and the road network cannot handle such. 3. This type of use would generate significant noise and it is our understanding that the County has little, if any, noise regulations. The hours of operation until midnight would substantially impair the quality of life of its residential neighbors. 4. There would be a substantial negative effect on fire protection and general public health and safety. 5. There is no local benefit to this proposed use. It appears to be designed to bring in people from as far away as Denver for mainly the benefit of a radio station and its audience. Such types of facilities should be located on major arterials with easy access to an urban or suburban area, and not placed in a rural location. 6. The site had a special equestrian event the weekend of July 19-20 under some form of special permit issued by the County, which detrimentally affected adjac..nt weigh ,ca, from noise to traffic, without any consideration for their well-tieing. The site was 2003-2078 LG (-)0. ,�n , j� degraded as well, and over a week later there remains trash, temporary fencing pieces, and other remnants of activity on the site which shows no regard for the neighbors and no effort to properly clean up. The County either did not impose proper conditions on the use or did not follow-up with clean-up and policing oversight, or some combination thereof. The Town is therefore opposed to the issuance of any more special events permits for this site without adequate regulation. If you have any questions, please feel free to contact me. This is an Agricultural Zone, not Commercial. It would destroy the value of all the property in this area which has, up to this time, been developed for agriculture and upscale homes. If an Events Center, including indoor and outdoor facilities, is allowed, there will be public address systems, lots of noise, traffic and trash, as evidenced by what happened when a one time event was approved a couple of weeks ago on this property. In addition to excessive noise and traffic, the trash has still not been totally cleaned up. We feel this would no doubt ruin the quality of life of all who have bought their property in this area in good faith, trusting the zoning restrictions would be upheld due to the credibility of Weld County. We all built homes in the country in order to get away from the noise and traffic and trash. And, at the same time, the approval of this type of use of the property would also make all the homes around this Events Center impossible to sell with any value. Please consider these points before you approve destroying a nice, beautiful area.
