RE: APPROVE PARTIAL VACATION OF USE BY SPECIAL REVIEW PERMIT #703 FOR
AN ADULT MENTALLY RETARDED GROUP RANCH IN THE A (AGRICULTURAL)
ZONE DISTRICT -TRIANGLE CROSS RANCH, INC.
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS, by Resolution dated January 8, 1986, the Board did approve Use be Special
Review Permit #703 for an Adult Mentally Retarded Group Ranch in the A (Agricultural) Zone
District for Triangle Cross Ranch, Inc., P.O. Box 5172, Greeley, Colorado 80631, on the
following described real estate, to-wit:
Part of Section 31, Township 7 North, Range 64
West of the 6th P.M., Weld County, Colorado
WHEREAS, by Resolution dated June 23, 2003, the Board did approve Recorded
Exemption #3565 to divide an existing residence, located on Lot A, from the remaining ranch
facilities, and
WHEREAS, pursuant to Condition of Approval #1.H of said Recorded Exemption Permit,
the Board has received a request from Triangle Cross Ranch to vacate Lot A of Recorded
Exemption #3565 from the permit boundary of Use by Special Review Permit#703, and
WHEREAS, the Board of County Commissioners heard all of the testimony and
statements of those present, studied the request of the applicant and the recommendations of
the Department of Planning Services staff and all of the exhibits and evidence presented in this
matter and, having been fully informed, deems it advisable to approve said vacation.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Commissioners of
Weld County, Colorado, that Use by Special Review Permit#703 be, and hereby is, partially
vacated, as described above.

SUBJECT: Partial Vacation of Special Use Permit 703 (USR 703)
Request: Triangle Cross Ranch is proposing to vacate a portion of Special Use
Permit 703. This is a condition 1.H of the resolution of approval for RE-
3565. RE-3565 was approved by the Board of County Commissioners on
June 23, 2003. Lot A contains a single family residence that used to serve
as the headquarters for the Triangle Cross Ranch operation. The applicants
are proposing to sell this house and Lot A thereby removing it from the
ownership and control of Triangle Cross Ranch.
USR Background: USR 703 was approved by the Board of County Commissioners on January
8, 1986. The operation is located in the part of the E2 SE4 of Section 31
T7N R64W. The operation was approved for a group ranch for people with
disabilities.
The Department of Planning Services is in support of this request.

Dear Members,
In June of this year the Co.Corn.reviewed an application by the"Ranch"to prepare Recorded Exemption
#3565 on their tract to divide an existing residence(24823-la street,Galeton)from their main facilities.
One of the conditions of the approval of Resolution 2003-1635 was to Amend USR 703 to remove lot A of
RE3565 from USR 703. The attached plat makes this change in the legal description and adds some"As
Built"locations of the existing"Ranch"facilities to the plat
