Rezoning Questionnaire

Portion N1/2,N1/2,NE1/4 Section 30-1-66, Weld County
1. This request is consistent with Chapter 22 of the Weld County Code. The site is
located adjacent to other areas of Industrial zoning and the highway 85
corridor. Further, this proposal, if developed, could help create future job
opportunities and a stronger tax base. The subject property, zoned 1-3, will
become a more opportunistic parcel. We, believe that this proposal with create
a more valuable parcel without creating negative impacts to the surrounding
area, and thus, it is the best possible use for the land.
2. The proposed rezoning of this property will be compatible with the surrounding
area, because, the site and portions of the surrounding area are used for I-3
type industrial operations. Industrial areas need strong transportation
networks. Highway 85 and the existing adjacent transportation system are both
capable of supporting further industrial uses. This proposal intends to create a
practical location for industrial type activities by making use of existing
development patterns and transportation networks.
3. There is an existing agricultural well with permit; domestic water well with permit;
and a residential septic system without permit on the property. At the time of
development adequate public facilities shall be improved. No development is
planned at this time.
4. The Fort Lupton Fire Protection District and the Brighton Fire Protection District
both have fire stations within a few miles of the site. There are no plans to
develop this site at this time.
5. The chief limiting soil features for urban development are the shrink-swell potential
of the subsoil as it wets and dries and the rapid permeability of the sand and
gravel substratum. These limitations can be overcome with proper
engineering. The surrounding buildings and highway system that were built
over comparable soil types evidence the simplest proof of this. Refer to the
geological report for more information.
6. The site is adjacent to County Road 27 (old highway 85) and County Road 4.
Highway 85 can be accessed from County Road 27 via County Road 4 or
County Road 6. This road system, including access to the site, is capable of
supporting the type of traffic and kind of vehicles associated with industrial
uses. Specific development is not planned at this time.
