RANDEL AND SANDRA BRIGHT WHEREAS, the Board. of County Commissioners of Weld County, Colorado, pursuantto Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado., and WHEREAS., it has. been determined by the Board of County Com- missioners at a public meeting held in the Chambers of the Board, that the division into two parcels of land, as shown on the plat known as Recorded Exemption No. 566, being the property of J. The request complies with Section 9-2 E. of the Subdivision Regulations as follows: - The eighty (80) acres, more or less, under consideration will allow agricultural and related uses to be the predominant uses. The uses will be compatible with existing surrounding agricultural uses. Existing on the property's northeast corner is a house, three small outbuildings, a barn and corrals all situated on approximately 2.3 acres of the total 80 acres. The remainder of the property is a combination of approximately 45 cultivated acres, 22 waste and seep acres, 6 pasture acres, and waste bill of 5 acres. We are requesting dividing the 80 acres into two parcels; Lot 'A' consisting of 5 acres with the existing improvements inclu- ded, and Lot 'B' consisting in the remaining 75 acres. Our purpose is to have Lot 'A' owned by our parents, James and Virginia Bright, who are helping us purchase the property. We would own the remaining 75 acres or lot 'B'. We would then build a home on the waste hill area for our immediate family. We hope in this way to have an ongoing family venture where we can live and work together and eventually be able to care for our parents in their declining years without compromising their sense of independence. The waste hill area has been used as an insulage pit and a trash dump area in the past. We propose to clean up this area and build a home on the top of it. No agriculturally valuable land would be compromised in this site as it also has two existing access roads going to the hill area; one from Weld County Road 31 and one from Weld County Road 38. The cultivated land will remain intact in all ways. As a result of these qualifications, we feel our proposal for this recorded exemption is consistent with the Weld County Comprehen- sive Plan and with the intent of this district in not giving up aw valuable agricultural land if it can be avoided. We also feel that this proposal is also compatible with present as well as future land uses in the surrounding areas and is consistent with orderly and efficient development.
