Use By Special Review Questionnaire
1. Explain, in detail, the proposed use of the property.
The applicant is requesting a special review for the continued operation of a small
woodshop business. This property will be used for a woodshop business that
includes the building of portable storage sheds, doghouses, patio and garden furniture
and specialty products such as parrot and rare bird nest boxes, and other non-
commercially available wood products.
2. Explain how this proposal is consistent with the intent of the Weld County Code,
Chapter 22.
The proposal under review is to allow the continued operation of a small woodshop
business at 23012 Weld County Road#3. The owner of the business resides on the
property. This business will not develop or take any land out of agricultural use and
will not interfere with the agricultural use of the surrounding properties. The
business does not use any hazardous substances and there will be no sludge or
hazardous waste produced by the business. The natural environment, including air,
water quality, natural drainage ways, soil properties and other physical
characteristics of the land will not be altered. The traffic and noise generated by
this business is less than that of typical farming activity. The business is housed in
two buildings that are typical of those used in general farm operations. The existing
buildings and landscaping screen the business from all directions except a portion
of County Road# 3 to the West. A planned residential shelterbelt of appropriate
trees and shrubs, to the north and west of the residence and business, will screen the
business from the west.
3. Explain how this proposal is consistent with the intent of the Weld County Code,
23 and the zone district in which it is located.
The proposed business is compatible with and will not interfere with agricultural
use and will not affect the health, safety and general welfare of present or future
residents of Weld County. Two buildings are used for the business. They were
originally constructed for farm machinery maintenance and livestock and are
consistent with buildings found on most farms. No additional buildings will be
constructed. The business does not require water, sewage, or other public services
in addition to that provided to the residence.
4. What type of uses surround the site? Explain how the proposed use is consistent
and compatible with surrounding land uses.
The property to the north, east and west is used for agricultural crop production.
There are two private residences adjacent to the south of the property. The property
is compatible with the surrounding uses in the following ways: The business is
housed exclusively in two buildings that were previously used for farm machinery
and livestock. The business uses approximately 0.33 acre and is centered in 8.33
acres of land. The business site has the appearance of the typical rural farmstead with

common agricultural outbuildings, pens, sheds and silos. As with many farm
business, the owner of this business resides on the property.
5. Describe, in detail, the following:
a. How many people will use this site?
The owner and employees are the only persons who use the site for business. The
business is wholesale only and as such there are no customers or salespeople on
the site.
b. How many employees are proposed to be employed at this site?
There are two full-time employees.
c. What are the hours of operation?
The business hours are from 7 am to 5 pm, Monday through Friday.
d. What type and how many structures will be erected(built), if any, will be on this
site?
Not applicable. The business is housed in existing structures; no new structures
will be built.
e. What type and how many animals, if any, will be on this site.
Not applicable. Other than common household pets, there will be no animals on
this site.
f. What kind(type, size, weight) of vehicles will access this site and how often?
The following vehicles will access the site:
a. Van/pickup/utility trailer combination under 13,000 GVWR ;
approximately four loads per week
b. Truck, 26,000 GVWR; 1 load/month
c. Tractor-Trailer 80,000 GVWR; 6 loads per year
g. Who will provide the fire protection on the site?
The Berthoud Fire Department will provide the fire protection.
h. What is the water source on the property? (Both domestic and irrigation)
The Little Thompson supplies the domestic water. No water for irrigation is
required. There is no business use of water. Employees have access to the
residence for restroom facilities.
i. What is the sewage disposal system on the property? (Exiting and proposed)
The business has a septic sewage disposal system. This was inspected 02/18/01 by
the Weld County Department of Pubic Health and Environment and was found to
be in compliance with current regulations.

Outside Storage for sheds and doghouses awaiting shipment is occasionally
required.
6. Explain the proposed landscaping for the site. The landscaping shall be separately
submitted as a landscape plan as part of the application process.
A screen and shelterbelt of appropriate trees and shrubs, to the north and west of the
residence and business, will be planted. This is detailed on the landscaping plan map.
7. Explain any proposed reclamation procedures when termination of the Use by
Special Review activity occurs.
Not Applicable. The appearance and quality of the land is not affected by the
business, therefore no reclamation will be necessary.
8. Explain how the storm water drainage will be handled on this site?
Not Applicable. The business does not alter the water drainage on the property and
does not require special handling.
9. Explain how long it will take to construct this site and when construction and
landscaping is scheduled to begin.
There will be no new construction on this site specific to the business. A screen and
shelterbelt of appropriate trees and shrubs, to the north and west of the residence and
business, will be planted spring of 2003 or 2004 pending adequate water conditions.
10.Explain where storage and/stockpile of wastes will occur on this site.
Not applicable. The business does not generate waste that requires storage. The
small amount of waste building materials is removed on a weekly basis.
