Environmental Health Services has reviewed this proposal for parking commercial
trucks. We have no objections to the proposal, however, we do recommend that the
following conditions be part of any approval:
We recommend that the following requirements be met prior to allowing the plat to be
recorded:
1. The applicant shall submit evidence to the Department of Planning Services,
from the Colorado Division of Water Resources, demonstrating that the well is
appropriately permitted for the use.
We recommend that the following requirements be incorporated into the permit as
development standards:
1. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and
Facilities Act, 30-20-100.5, C.R.S., as amended) shall be stored and removed for
final disposal in a manner that protects against surface and groundwater
contamination.
2. No permanent disposal of wastes shall be permitted at this site. This is not
meant to include those wastes specifically excluded from the definition of a solid
waste in the Solid Wastes Disposal Sites and Facilities Act, 30-20-100.5, C.R.S.,
as amended.
3. Waste materials shall be handled, stored, and disposed in a manner that controls
fugitive dust, blowing debris, and other potential nuisance conditions.
4. Fugitive dust shall be controlled on this site.
5. This facility shall adhere to the maximum permissible noise levels allowed in the
Residential Zone as delineated in 25-12-103 C.R.S., as amended.

6. Any septic system located on the property must comply with all provisions of the
Weld County Code, pertaining to Individual Sewage Disposal Systems.
7. If applicable, the applicant shall obtain a stormwater discharge permit from the
Colorado Department of Public Health & Environment, Water Quality Control
Division.
8. A permanent, adequate water supply shall be provided for drinking and sanitary
purposes.

SUBJECT: USR-1406; Ronald & Michelle Sack
The Weld County Public Works Department has reviewed this proposal; this project falls
primarily under the purview of the Use by Special Review Standards, County Code, Chapter 23,
Article II, Division IV, Section 23. Our comments and requirements are as follows:
COMMENTS:
Access to the proposed USR is from State Highway 52, which is 2.5 miles east of Hudson. The
Colorado Department of Transportation (CDOT) has jurisdiction over all accesses to the state
highways. Please Contact Gloria Hess-Idler or Tess Jones at the Greeley office to verify the
access permit for any additional requirements that may be necessary to obtain or upgrade the
permit.
The most recent traffic count on State Highway 52 between WCR 49 and WCR 51 reflects
1,300 vehicles taken in a 24-hour period.
This property is being used for equipment storage. There are no new proposed structures and
no apparent changes to the proposed use.
REQUIREMENTS:
Access: The applicant proposed to use the existing gravel drive access from State Highway
52. Verify a state access permit for this location.
Off-Street Parking: The applicant identified equipment and off-street parking west and
adjacent to the existing two-story residence. Off-street parking spaces including access drives
shall be surfaced with gravel, asphalt, concrete, or the equivalent and shall be graded to prevent
drainage problems.
Storm Water Drainage: The applicant has identified in the questionnaire Item No. 8 that a
storm water plan is not needed. On the site plan, the applicant identified a dirt road all the way
around the proposed USR. I recommend that any storm water run-off occurring on the site is
retained within the property boundaries and channeled towards the pond area identified on the
plat as not to impact the adjacent property owners.
