INTENDED/PROPOSED USES The applicants intend to build a 34,944 square

COMPREHENSIVE PLAN The entire site lies within the Urban Growth
Area (UGA) and Mid-Range Expected Service
Area (MRESA), and the Line of Fiscal
Demarcation. The site is outside of the
Municipal Services Suitability Area (MSSA).
ANALYSIS The property is adjacent to the municipal
boundaries of the City of Greeley for 691.4 feet
which gives the annexation 37.34% contiguity
with the City boundaries. This exceeds the
State of Colorado one-sixth (16.67%) standard
regarding annexations.
The annexation will not further extend the
municipal boundary of the City of Greeley in
any direction.
The annexation of this site into the City would
be consistent with present growth patterns and
Comprehensive Plan policies. There is
Annexation Impact Report 2 Weld Food Bank Annexation
evidence that this site shares a common interest
with the City's future. The requirements of
State statutes and City of Greeley guidelines for
annexation appear to have been met by this
requested annexation.
There are no plans for residential development
of the site so no school students would be
generated by the development of the property.
