Ladies and Gentlemen:
SUBJECT: GRANT,JMF CATTLE CO./ GRANT BROTHERS ZONING
My wife and I own 62 acres directly east, adjoining the property requesting the
zoning change.
I wish to convey my strong opposition to 13 zoning of the fore mentioned
property. While we believe that it is inappropriate for this property to remain a
livestock feedlot,we also think it is inappropriate to be designated I3 zoning. 13
zoning allows to broad a spectrum of heavy industrial usage. Perhaps light
commercial zoning would be more fitting given the close proximity of
Brighton and Ft. Lupton and the proximity of all the picturesque smaller family
farms.

Mr. Schoen was unable to be at the hearing today, however, he asked that his comments be
entered into the record.

"I feel like there is going to be a problem with traffic, due to the industrial development
in the area, as this is the main road into Brighton. Traffic would be a big concern.
Ideally, a road one mile east would be ideal for access into Brighton. This proposal is
to big of a proposal for the area.
As the 1-3 zone district has multiple uses permitted, I would like to see restricted uses
for site, in an attempt to eliminate the increased traffic. Today, CR 27 is highly utilized
and overloaded.
