The Weld County Public Works Department has reviewed this proposal; this project falls primarily under
the purview of the Use by Special Review Standards, Weld County Code, Chapter 23, Article II, Division
4, Section 23. Our comments and requirements are as follows:
COMMENTS:
WCR 21 is designated on our Transportation Plan Map as a local gravel road. The most current traffic
count for WCR 21 between WCR 18 and WCR 20 reflects 172 vehicles taken in a 24-hour period on
7/8/1998.
Access: One access is allowed per residential legal parcel. It appears that the double wide home was
placed on the property in 1982 as a part of a medical hardship. Sometime during that process, two
access points were created for the parcel. Both are being identified as concrete driveways. The Weld
County Aerial identifies them as existing access points.
REQUIREMENTS:
Both existing concrete driveways are 200 to 300 feet in length. If the USR is approved, utilize existing
access points. No additional access will be granted to the parcel.
Storm Water Drainage: The temporary dwelling (double wide trailer, the main house structure, and both
concrete driveways are not significant enough to generate a storm water problem to adjacent property
owners at this location. The Weld County Public Works Department will waive the storm water
requirement for the USR.

Environmental Health Services has reviewed this proposal for a single family dwelling unit. We
have no objections to the proposal, however, we do recommend that the following conditions be
part of any approval:
We recommend that the following requirements be incorporated into the permit as development
standards:
2. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and Facilities Act,
30-20-100.5, C.R.S., as amended) shall be stored and removed for final disposal in a
manner that protects against surface and groundwater contamination.
3. No permanent disposal of wastes shall be permitted at this site. This is not meant to include
those wastes specifically excluded from the definition of a solid waste in the Solid
Wastes Disposal Sites and Facilities Act, 30-20-100.5, C.R.S., as amended.
4. Waste materials shall be handled, stored, and disposed in a manner that controls fugitive dust,
blowing debris, and other potential nuisance conditions.
5. Fugitive dust shall be controlled on this site.
6. This facility shall adhere to the maximum permissible noise levels allowed in the Residential
Zone as delineated in 25-12-103 C.R.S., as amended.
7. The facility shall utilize the existing public water supply.

1. Adequate handwashing and toilet facilities shall be provided.
2. Any septic system located on the property must comply with all provisions of the Weld County
Code, pertaining to Individual Sewage Disposal Systems.
3. A permanent, adequate water supply shall be provided for drinking and sanitary purposes.
