Use by Special Review Questionnaire
1. We purchased 5 acres with the purpose of building a home for our
family and for us to park a traitor trailer unit by our home when Rodney is

2. Weld County Code, Chapter 22 - Policy 2: Weld County allowed
for the division of this parcel of land. Based upon the Counties policy of
saving productive agricultural land this division would allow the land is
allowable for other use.
Goal 2: Weld County is a large agricultural county and would
like to maintain that status. The larger produce growers need to transport
their product to purchasers of the produce. Our main contractors are with
some of the produce growers of Weld County.
Goal 3: The proximity to Keenesburg and the use of trucks of
WCR 59 to and from HWY 52 and Keenesburg would mean that anyone
living on this road will have the noise of other trucks more then they would
the one we would park on our property.
3. Section 23-3-220 - C.1. Accessory uses: parking of the tractor/trailer
unit will be screened with trees along the west and south property lines.
4. Surrounding land use is residential and agricultural. The tractor
trailer unit is similar to equipment used for agricultural purposes.
5. a. & b. There are 4 people in the family, one of which is the
owner of Lazy C Trucking and also it sole employee.
c. There are no regular hours of operation.
d. We are building a 4 bedroom home with a barn on the site.
There are no buildings being erected for business purposes.
e. At this time we have no animals
f. We own 7 personal vehicles
1 2002 Peterbilt w/53' refrigerated trailer leaves and returns
approximately twice per week.
• 1 mechanics truck (owned by sons employer, Colorado Strijpe
Wright, he is their mechanic on call 24 hours a day)

6. We plan on planting Austrian pines along the west property line and
poplar trees along the south property line.

8. For storm water drainage we have put in a 40' culvert at the entrance
to the property.
9. Construction of home and barn began June 2002. Approximate
finish date will be August 15, 2002. All landscaping will be done as we
can afford it. Poplar trees will be planted when house is done. Austrian
pines will be planted early fall of 2002 or early spring of 2003.

To Whom It May Concern.
It has been brought to our attention that Weld County is considering an amendment to
zoning for"Right to Use", which would allow for the parking of one (1)tractor/trailer unit
on personal property.
We would like to postpone our hearing on our application for special use(USR-1398)until
after the vote has been taken on this amendment. If this amendment does not pass we
would lute to re-schedule the hearing for this application.
