RE: GRANT MOBILE HOME PERMIT NO. 786 - JESSE HOBBS
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners of Weld County,
Colorado on the 21st day of September, 1983 , considered the re-
quest of Jesse Hobbs to place a second mobile home to be used
as an accessory to a farm use on a parcel of land, and to be
occupied in an A-Agricultural Zone District, on a parcel of land
being more particularly described as follows:
W2 , Section 5 , T1N, R68W of the 6th P .M. ,
Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted subject
to the following conditions: 1) The applicant shall apply for a
building permit for the mobile home within 30 days from the date
of approval by the Board of County Commissioners; 2) prior to
the issuance of a building permit, the owner shall submit evidence
that the proposed water tap is supplying water in such a manner
as to be adequate in quality, quantity and dependability for the
proposed use; 3) a septic permit shall be obtained and the site
shall meet perk test requirements prior to the issuance of a build-
ing permit; and 4) the mobile home shall not be occupied until
such time that the applicant has complied with Conditions 1 through
3 above.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the request of Jesse
Hobbs to place a second mobile home to be used as an accessory
to a farm use on the above described parcel of land, which was
found to be in compliance with the Weld County Zoning Ordinance,
Section 43 , be, and hereby is, granted subject to the conditions
as above listed.

The Department of Planning Services staff has reviewed this request and recommends that
the request be approved for the reasons :

COMMENTS:
The Department of Planning Services has not received any objections regarding this
application.
The Department of Planning Services staff recommendation for approval is conditional
upon the following:
1. The applicant shall apply for a building permit for the mobile home
within thirty (30) days from the date of approval by the Board of
County Commissioners;
2. Prior to the issuance of a building permit, the owner shall submit
evidence that the proposed water tap is supplying water in such a
manner as to be adequate in quality, quantity and dependability
for the proposed use;
3. A septic permit shall be obtained and the site shall meet perk test
requirements prior to the issuance of a building permit.
4. The mobile home shall not be occupied until such time that the applicant
has complied with Conditions 1 through 3 above.

I, the undersigned, understand and agree to the conditions of this Zoning
Permit which are as follows:
1. All zoning permits for mobile homes as accessory uses are
temporary. Such permits shall automatically expire and the mobile
home shall be removed upon the cessation of the use of the mobile
home as an accessory use.
2. A zoning permit for more than one mobile home in the "A"
Agricultural Zone District as an accessory use may be issued only
upon approval by the Board of County Commissioners.
Further, I, the undersigned, meet the following conditions which are
required to be eligible for this permit.
1. The mobile home will be occupied by persons customarily employed
at or engaged in the operation of the use where the mobile home is
located.
2. The mobile home is necessary for the effective and economic
operation of the use and/or protection of the agricultural use.
Please state the reason(s) which show that the mobile home is
necessary for the effective and economic operation of the
agricultural unit.

3. The mobile home will not be used as an income source by
the applicant for rental to persons not principally employed by
the lot.
4. Adequate water and sewage disposal facilities are available
to the mobile home.
5. The mobile home is not the first dwelling unit on the parcel
of land. Where the mobile home will be the first dwelling unit
on a parcel of land, the mobile home request shall follow the
application procedures under the provisions of Section 43.2.6 of
the Weld County Zoning Ordinance.

Your tap request has been reviewed by our engineer. His findings
are as follows:
one residential tap , as requested, has been allowed.
You are granted 60 days from date of this notice to make application
for membership or the tap request will be forfeited.
Requirements for each membership are:
1. Completed and signed membership application.
2. $1,000.00 membership fee, plus $500.00 front footage
fee, (total of $1,500.00) or current fees at time of
completion.
3 one share of Big Thompson water.
After we have the above items, the membership application Will be
presented at the Board of Directors' Meeting for their action. Our
Board meets on the second Monday of each month.
