HomeMy WebLinkAbout20032779.tiff RESOLUTION RE: ACTON OF THE BOARD CONCERNING REQUEST FOR EXTENSION OF TIME FOR MOBILE HOME PERMIT, ZPMH #2345 - MATHEW BELL WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to Colorado statute and the Weld County Home Rule Charter, is vested with the authority of administering the affairs of Weld County, Colorado, and WHEREAS, the Department of Planning Services staff, on December 5, 2002, did approve the request of Mathew Bell, 2648 Weld County Road 65, Keenesburg, Colorado 80643, for a mobile home to be used as temporary storage, and WHEREAS, said mobile home is located in an A (Agricultural) Zone District on a parcel of land being more particularly described as follows: W1/2 NW1/4 of Section 28, Township 2 North, Range 63 West of the 6th P.M., Weld County, Colorado WHEREAS, said Mobile Home Permit expired on June 5, 2003, after which the Department of Planning Services staff granted an extension of 30 days to allow the applicant adequate time to complete work on the mobile home in preparation for the sale of said mobile home, and WHEREAS, pursuant to Section 23-4-160 of the Weld County Code, any further extensions of time must be presented to the Board of County Commissioners, and WHEREAS, the request of Mathew Bell for an extension of time for Mobile Home Permit, ZPMH #2345, was heard by the Board of County Commissioner on the 6th day of October, 2003, at which time and having heard all of the testimony, finds that said request should be granted. A zoning permit for temporary storage of a mobile home shall be for a period of six (6) months, and is renewable for additional six-month periods only by grant of the Board of County Commissioners. 4. The applicant must obtain a building permit for a mobile home and must comply with all installation standards of Chapter 29 of the Weld County Code applicable to mobile homes; provided, however, that no utility hookups to the mobile home of any type, including septic systems, shall be allowed. 5. The property is in violation of Chapter 23 of the Weld County Code (VI-0200436). The applicant shall schedule a final inspection with the Weld County Zoning Compliance Officer and submit a copy of the closure letter indicating compliance with Chapter 23 of the Weld County Code. 6. All proposed or existing structures will or do meet the minimum setback and offset requirements for the zone district in which the property is located. Pursuant to the definition of setback in the Weld County Code,the required setback is measured from the future right- of-way line. 7. Derelict manufactured (mobile) home: a manufactured (mobile) home that is partially or totally damaged by fire, earthquake,wind, or other natural causes, or is in a state of general dilapidation,deterioration,or decay resulting from improper lack of maintenance,vandalism, or infestation with vermin or rodents. Any such derelict manufactured (mobile) home shall be returned to and maintained in the condition as originally established on site and as inspected by the Weld County Building Inspection Department, or it shall be removed from the site. 8. ZPMH-2246 for an Accessory to the Farm permit will be vacated as the mobile home is no longer located at 30019 WCR 14. 9. Should noxious weeds exist on the property or become established as a result of the proposed development the applicant/landowner shall be responsible for controlling the noxious weeds, pursuant to Section 15-1-10 of the Weld County Code. 10.
