Our property is located directly East of the subject property and will share a border. If this change is approved, it will directly affect us for many years to come. These proposed new lots/homes would clutter our view of the mountain range and would generate unwelcome noise and traffic. We purchased our land six months ago and are in the process of building our home where we plan to live indefinitely. At the time we bought our land, we were told that an individual owned the land in question and that they had only one residential well permit. That would have allowed only one more home to be built between us and our view of the mountains. We have gone to considerable expense of money and time to purchase the land in Weld County. We chose the area due to the current trend of homes being built on large lots at the exclusion of subdivisions. A change in zoning for this area would enable homes to be built that would be inconsistent with the type of residences now in place, and would be an unfair development for landowners like us. Other considerations include the higher draw upon the aquifer's resources, the potential for drainage changes to surrounding properties that come from large developments in the area, and the impact on wildlife that residential developments have with habitat reduction, increased noise, and waste. There are currently several areas of CRP land and DOW maintained areas within close range. Approximately 41 acres of our land are enrolled in CRP. Please consider these issues when making your decision about rezoning, and turn down this proposed action. We do not want this rezoning approved. Thank you for your time and consideration of this matter. Sincerely, (4 AlaeA Greg and And ea rYger P.O. Ault, Colorado 80610 RE: The Shire PUD,P7.1007--Bus pullout and bus shelter requinemeuts Dear Judy, Per our phone conversation on April 30,2003, and my phone conversation with Dennis Scheer the day before,I am sending this letter to confirm our agreement for the above rcfirrrncrd PUD. Please refer to attached map for location and specific information, It is our understanding, the RE-9 School District prefers the bus be able to turn into the ail de sac known as Shire Road and have the ability to tarn around. We also understand that RFr9 School District does not wish to load and unload children directly off of WCR 100 and would not be in favor of a bus pullout located on WCR 1.00. Since Shire Road will be paved and have a turning radius of 65 feet, it is more desirable for the bus to be able to turn into the development, r Additionally, it is our understanding that RE-9 does not require a shelter to be provided for children waiting on the bus and does not deem it necessary for this development, If these statements confirm our phone conversations, please indicate your agreement by signing below and returning a letter to Sheri Lockman, Weld County Planning and myself If you have any questions, please call me at 221-3334. Thank you for your time and effort on our behalf. lSincerely, 1 j ee Meiners Judy \ zale ranspondokiw Dennis Scheer, Superintendent EXHIBIT 1 7 Hello
