HomeMy WebLinkAbout20031109.tiff Dec. 12, 2002 Mr. Glenn Vaad District 2 Commissioner 915 Tenth St. PO Box 758 Greeley, Co. 80632 Dear Commissioner Vaad: I am writing to you out of concerns I have about the proposed development by the Lifebridge Christian Church adjacent to my neighborhood in southwest Weld Co. Specifically, my concerns center on traffic, noise, and visual elements. Firstly, due to the stunning size of this development, I am worried about the impact of traffic it will develop, and the fact that they would like to see Pearl Howlett Road extended into their development. Pearl Howlett is a residential street that serves the Elms at Meadowvale, and the now building adjacent Genesee residential development from CR 5.5. Traffic from Life Bridge would have to enter CR 5.5 at Hwy 119, and a major upgrade would have to be done there, but it would take all this traffic right into the heart of a quiet residential neighborhood if access is allowed through Pearl Howlett. As you may know, the existing development here is semi-rural in nature. Most people, our family included, moved here for that reason; the open areas, and the peaceful and quiet nature of the area. It is speculated that the Life bridge development could generate up to 50,000 vehicles per day into and out of the development. That is a staggering number, and the thought of 1/3 or more of it passing directly through the middle of our residential neighborhood is shocking. Safety of children and people who walk the area and the noise and constant flow of cars is something that should not be put on the backs of the people who live here when it is possible for Life Bridge to gain access from both highway 119 on the south and CR26 to the north. Both of those roads would have to have significant improvements to handle the added traffic. It could be done if there were a"Pena Blvd." type road and perhaps a new interchange created from 119. A simple stoplight such as now exists at CR3.5 with the added traffic would back up for miles during rush hour (witness the Hwy 52 and 119 light at IBM). On the north, CR 26 would need to be paved and widened from Pace road on the west, and perhaps a new road extended to the north as far as Hwy 66. Secondly, as a resident I am also very concerned about the noise from the facilities, specifically the proposed outdoor amphitheater. It would require amplified sound systems EXHIBIT 2003-1109 I 7 and lighting. I am sure it would be used for more than occasional Sunday services to bring in speakers and musical groups. As you know, amplified sound carries over great distances, and usually these type of facilities are not put in residential areas but in office or commercial areas (such as Fiddler's Green in Denver). It could be done in the Lifebridge development if it were located at the extreme west or northwest part, and with great precautions to minimize noise and light. That would also put the traffic to it away from the residential areas. It should not be located anywhere near the center or north or east part where it will impact adjoining residences. There should also be restrictions in place for noise levels and curfew times and limits for amplified sound and outdoor lighting of events that would take place there. The best solution here would be if they would keep events indoors and eliminate the amphitheater altogether. Lastly, I do not know if Weld Co. has any height restrictions such as exist in Boulder, but it should be considered carefully when there are elements at tall as 200' being proposed. That could certainly impact the open views that would otherwise remain viable if lower structures were to be built. It is a very complex proposal, and it could be built in a compatible manner if it is not allowed to upset and negatively impact the existing residential community. Perhaps this is not really the best location for a project of the scale Life Bridge wants to build. Thank you for reading my comments. Box 758 ( o IC. 51 - Greeley, CO 80632 Dear Mr. Vaad, SUBJECT: PLANNED LIFEBRIDGE EXPANSION ALONG HIGHWAY 119 It has come to my attention that the LifeBridge Christian Church of Longmont, Colorado, has petitioned Weld County to rezone a parcel of property that they own which lies North of Highway 119 and between Weld County Roads 3 Y and 5 '/z. Recently, I purchased a home in the Elms at Meadowvale sub-division which is adjacent to this property. In fact, my lot backs up directly to the property that LifeBridge has purchased. I have had a chance to review the PUD drawings put forth by LifeBridge and I do not think that this plan in its current form has our community's interests in mind. Our concerns lies around: increased traffic flow, excessive night lighting, use of our lawn irrigation ditch as a water runoff ditch, out of place large structures, and increased levels of crime, noise &pollution. Many of us moved into this semi-rural part of Longmont because we wanted to get out of the more urbanized areas of the state. While I understand that our semi-rural community might not last forever, I hope that it doesn't change rapidly with this planned expansion. I figured that housing would eventually make its way onto this property which is currently a farm. I hadn't anticipated the building of such large public gathering places, necessary parking lots, and major road expansions right in our backyard. There is also a plan to expand out neighborhood street, which has our park and mail center on it, into a connector into this complex. That worries us as people will try to exit the complex at the same time, like on a Sunday morning, and will use whatever roads they can in a potentially unsafe manner. - I respect that a church might be one of the better neighbors one could have, but this isn't just a church according to its current plans. As you probably are aware, LifeBridge owns many parcels of land along Highway 119 with most of them closer to more industrial zoned areas. It's my hope that your committee will help recommend to LifeBridge that they build their larger structures nearer to other large structures, such as these industrial buildings, and group their planned housing with our existing housing. My community has organized and is aggressively pursuing all options so that we may have a chance to help influence the plan for the good of all involved. My family and I live in the Elms at Meadowvale in southwestern eld County near Highway 119 and WCR 5 V2. Lifebridge Christian Church is proposing a"megachurch" facility that will back up to my community. On many acres,this campus will include much more than a church. They wish to build in single and multi-family housing, a retirement community, a 6000-person amphitheater, a 6000-person auditorium,retail space,medical facilities and possibly several private, church-run schools, a recreation center, and that may not be all. It will eventually be a small city unto itself operating 24 hours a day. Ours, and nearby Longview, are the only residential areas in this southwestern area of Weld County. My neighbors and I all bought into this neighborhood partly because of its' semi-rural feel. The Lifebridge project will completely take that away from us by greatly increasing traffic (up to 50,000 car trips per day is what we've been told),and the light and noise pollution will be similar to being near the Pepsi Center on a concert night. We are also aware that crime is likely to increase as a result of a higher volume of traffic and that there won't be a consequent increase of patrol officers or emergency response. We have been told that, to mitigate the expected traffic, WCR 3 V2 and WCR 26 will be turned into 4-lane roads. Right now both of these are quiet dirt roads that cut through beautiful agricultural land. Also, Pearl Howlett Rd., currently a dead-end entrance into our neighborhood, would become a major thoroughfare to the church's property. Pearl Howlett is the road that houses our community mailboxes and soon there will be a children's park there. If LBCC has things their way, our children may not be safe walking to their own neighborhood park because of the traffic dangers. The traffic caused by Lifebridge at their current location on Highway 66 is already so bad that they have to have their own traffic policeman on Sunday mornings and during events. Lifebridge has already tried this proposal with the city of Longmont and the planning board rejected it. They are now trying to move into Weld County, specifically into our backyards. I think the consensus in our neighborhood is that it is not Lifebridge Christian Church that we are opposed to but the magnitude and grandiosity of their plan. We simply cannot understand why they could not,would not propose to put their big buildings and Wal-Mart-like parking lots further west near Highway 119 and WCR 1 where there are already several very large businesses (McLean Western and Concepts Direct). They own the vacant property in that area as well as the land near us. It seems to make much more sense for them to put their residential plans near other residential areas and to keep the"business"part of the plan near other businesses. Looking to the east of us,Weld County is soon to be home to the revamped and much improved Barbour State Park, something we can be proud of. It would be a shame for the concurrent project to the west to be one that will have such a negative impact on so many people's quality of life. Please help us preserve that quality of life,not only for my neighbors, and me but also for my children and future grandchildren and countless generations to come. We currently live in the Meadow Vale Farms subdivision just north of'SH 119 and west of WCR 5 1/2. We are living in our second home purchased in this development. We bought in this area because of the rural feel and quality of life Weld County has provided. Our"serene feel"is quickly coming to an end,we fear,because of the proposed LifeBridge"Mega Church". Please consider denying permission to LifeBridge to rezone this area. We are not necessarily opposed to the church but to the tall structures and increased traffic in a rural setting. Retail,office spaces, and auditoriums do not fit into a residential area-nor do they belong. Normally, being a Christian myself, I would say this is wonderful news. However, after learning of the future establishments that will be built, I have many concerns. They are: 1) Traffic Concerns: We will be having our grandchildren visit us regularly. One reason we bought a home in this rural community, was to be able to retire& enjoy our grandchildren in a quiet and neighborly environment. I believe this will not occur if this"megachurch" is built.. After living a few miles from the original Lifebridge Christian Church, I remember the traffic conjestion and pollution which occurred on State highway 66. Not only on Sundays, but also during the week. 2) Noise: USA Today has investigated such churches. Here is what a Mr. Jim Hicks was quoted as saying,(regarding living in close vicinity of Applegate Christian Fellowship, in Ruch, OR., who also has a membership of 5000)" On a typical Sunday morning, I am jolted at 7 by the crackling sound of amplifiers and the banging of drums. By 9, the steady rumble of hundreds of cars turning into the A.C.F. parking lot drowns out the sound of chirping birds and rustling leaves. By 10, sermons and music broadcast on loudspeakers echo more than a mile away." I ask you, Mr. Vaad; would you like to live in a community such as this? 3) Tax Revenues: As I understand it, churches are exempt from paying taxes. Also, this community is stated to plan a retail, commercial and office space, along with a Recreation and Community Center. They already have kitchens, cafeterias, libraries and bookstores in which their customers are not taxed. Yet, the county& state are left to provide adequate roads, maybe even traffic lights and definitely traffic control. Who is going to pay for all of this? Where are the revenues coming from? I believe there will be many angry Weld County residents should their taxes rise due to the hiring of extra police officers & firemen. Especially since Weld County has already benefited from the thousands of new homes which have been built over the last ten years. I am usually not the type of person to make waves, but this is very important to me. My husband& I have worked very hard, and have used up the majority of our savings so we may live in this lovely rural neighborhood. There was no mention EXHIBIT of this plan when we bought from Ryland Homes. If there was, we certainly would not have even thought of buying here. I apologize for the length of this letter. I wish I was the type of person to just state the facts and leave it at that, but I'm not. I realize you are a very busy man and I DO appreciate the time you have spent perusing my letter. I am a home owner in the Meadow Vale Farm community, and have recently learned that Lifebridge Christian Church is planning to build a mega complex just to the west of us. I think that having a church, even a school built would be a great, but I've seen the plans and feel that it is too large. The biggest concern I have is traffic caused by such a large complex. Having experience the congestion a typical Sunday service causes on Hwy 66 I am more than just a little opposed to having any traffic resulting from a routine day flow through my neighborhood. I have children riding bikes and skateboards amongst other out door activities. I feel my children's safety as well as the quiet semi rural residential community I have paid dearly for will be greatly compromised if this project is allowed to go forward. I am also very concerned with the magnitude of the project. To be very honest it is extremely frightening to think of a"church" having the financial capabilities to build a complex as large as this one. And why is it they can't find another location that is not so intrusive on a residential community. It is hard to imagine any residential area that would welcome a development of this size in there back yard. I am planning on attending future meetings between Meadow Vale Farm and Life Bridge Church, and I'm hoping you will be in attendance as well. I hope that our efforts in opposition to this proposed development will be heard and we can continue to enjoy our quite and safe residential community. I am writing to you regarding the Life Bridge Church that is planning a development in our area. As a homeowner, in this neighborhood, we feel that this church is in a major conflict with our neighborhood and within Weld County. We have attended several meetings and gone over the plans of this Church. What they are proposing is a huge development just to the west of our neighborhood. As homeowners, we purchased these homes on the hopes of being in a quite area with low traffic and noise. If this plan is approved,they are proposing that the traffic could include up to 50,000 vehicles per day. This is a lot of vehicles and a lot of pollution. There would also be an increase in crime, church goers or not, the crime would increase. The extensive parking lots to hold all of these vehicles would completely dominate the rural atmosphere that we are now living in by lighting up the night skies with electrical pollution. This community will severely impact homeowners to the East and to the West,with only one road for the entrance. The community is also considering the use of the roads in our neighborhood for the weekly evacuation from their services. This would severely increase the dangers of children's safety within the neighborhood. The open space access which is now used by the community of the Elms would be accessible to the needs of the church again increasing unwanted traffic within our neighborhood. In closing, the entire neighborhood strongly feels that this is not the land that the church needs to be building on. They need to build their Mega Community somewhere else where it will not impact the homeowners that have purchased in an area that has raised together a harmonious community. Please take this letter into consideration upon approving the plans for the Life Bridge Church. I write to follow up on our conversation of last month. During our meeting concerning the Lifebridge rezoning request I expressed concern that with your decisions to first recuse yourself from the vote and then to run unopposed for reelection, you have effectively disenfranchised all of your constituents in District Two. Your response was to note that there are still "at large" Commissioners who can represent us. I hope that I made clear my dissatisfaction with that response. From my perspective, that's like someone in Washington saying that on a major issue of concern to all Weld County residents, only our Senator, and not our Congressman, could represent us. Taxation without representation is a major reason why our forefathers perceived King George as a tyrant, and decided to wage the War of Independence. So I write to enquire if you have come up with any solutions to this grave problem. The only solution I can think of is that you resign and a reelection be held so that District Two can be represented. I wish that I could think of another solution, and am open to any other ideas that you might have to resolve this issue. I do not live in that area, but rather in Boulder County, but heard of this proposal, and felt that I needed to express my concern for the people that have preexisting homes there. When I read of the size and scope of plans for Lifebridge, I felt that this would be a huge interference with the quite community that is there now. The shear size of what they are planning to do with the outdoor amphitheater, indoor auditorium, parking, "church size", possible youth center, a university and recreation center is bound to negatively impact this residential community beyond what people may even imagine right now. The traffic, day and night, lights, attraction of thousands of people for events, possible university, would be a negative thing for these people. This area has been started and established as an area for people to live a quite life style not be bombarded by a mega organization. With the vacant land that is still available east of I-25, it would seem that they could find an area that is well removed from any established community to start their theme center. THEN if people decided to build next to what has been built, that is their choice, not something that is forced on them. For the sake of the people in these communities, please do not allow this to happen in their back yard. It is not an appropriate place for Lifebridge. Box 758 Greeley, CO 80632 RE: Rezoning Petition for Lifebridge Christian Church PUD We wish to express our strong opposition to the rezoning petition by Lifebridge Christian Church to accommodate its development plan for the property north of State Highway 119 and south of County Road 26, between County Roads 3 %2 and 5 %2. We purchased our rural residential property in the Farm at Meadow Vale nearly 6 years ago for one reason: to get away from the traffic, light and noise pollution of urban living. In addition to our substantial initial investment in the land and home, we have invested considerable time, money and effort into making the outdoor living area enjoyable. We greatly appreciate living here. The traffic is light and mostly local. We can see the stars at night because there is little light pollution from nearby development. We can leave windows open when we sleep because there is no nighttime noise. We can enjoy quiet mornings, evenings and weekends outdoors listening to meadowlarks. The views of the mountains to the west are wonderful. To allow the scope of development proposed by Lifebridge Christian Church would be a severe injustice to the residential property owners surrounding the site. The property in question has existing residential development on the west (Longview) and the east (The Farms at Meadow Vale, The Elms at Meadow Vale and the Genesee Development). The property is currently designated as residential in the Weld County Multi-Use Development Plan. I urge you to retain that designation. To allow the scope and type of development proposed by Lifebridge Christian Church between the existing residential areas would be disgraceful. There is no justification for approving commercial zoning or high impact development of this property given the amount of commercial/industrial zoning that already exists along the Highway 119 corridor between I-25 and Weld County Road 1. The entire south side EXHIBIT 1 2° Page 2 of Highway 119 between County Road 7 and Sandstone Ranch is already zoned commercial/industrial. The north side of Highway 119 from Longview to Weld County Road 1 is primarily commercial/industrial. The draft Longmont Area Comprehensive Plan Update includes "Industrial/Economic Development" and "Regional Commercial" zoning on large sections of land at all four corners of the intersection of Highway 119 and Weld County Road 1. In fact,the only planned residential development in the entire Highway 119 corridor between 1-25 and Weld County Road 1 is the property in question. Residential development on this property, sandwiched between existing residential areas, is reasonable and expected. A church building is acceptable. A school is acceptable. An auditorium for 6,000 people is not acceptable. An outdoor amphitheater for 6,000 people is not acceptable. Parking for 6,000 cars is not acceptable. My family are residents of southwest Weld County and live in the Elms at Meadowvale development. We are just east of the proposed Lifebridge development north of Hwy. #119 and just west of WCR 5.5 where the Farms at Meadowvale, the Elms at Meadowvale, and the Genesee developments extend from Hwy#119 to WCR 26 on the north. I must react to the extremely large scale of the Lifebridge proposal which many believe will have a negative impact on our neighborhood as well and the adjacent ones if the zoning is changed to allow this. I had written earlier to Commissioner Vaad about this, and have since learned of his conflict of interests, being an Elder of Lifebridge Church. I am hoping that greater scrutiny be given to the impact of the Lifebridge proposal in the areas of access and traffic it will generate, size and type of the proposed development, the visual impact from size and placement of buildings, as well as the audible impact if they are allowed to build an outdoor amphitheater with amplified sound. I am sure you have the plans and details of the Lifebridge proposal before you, and recognize the huge scale of what is being proposed here, both in terms of the size and use of structures as well as the tens of thousands of cars trips projected that it would generate daily. I hope this zoning is not changed to allow this project. The Lifebridge proposal suggests that Pearl Howlett Road in our neighborhood be opened to feed directly into the church parking lot that would hold 5,000 to 6,000 cars. This volume of cars would be absolutely not acceptable due to the safety issue for the residents and noise that would flow from the traffic. Our neighborhood is a quiet one, with semi-rural character. While we do not object to a church being built there, we do not want to see a"mega" facility, one which is literally tucked right up to not one, but three residential neighborhoods. One neighbor here put it into comparative terms when he said "we would welcome a ballfield there, we certainly would not want a `Coors field' there." Nobody has said they don't want a church there, but this proposal is overwhelming. The thought of 6,000 seat outdoor SCHIBfT 112/ . amphitheater with amplified sound for many uses right next door also would not fit with the existing use and desires of the neighborhood. There are also indications that Lifebridge plans to sell half of its property to commercial developers to pay for their church facilities as they progress. This would create yet another larger problem with the character and needs of the area. Part of the Lifebridge proposal shows housing for church members, and the question comes up whether Lifebridge would continue to own this property and thus avoid paying property taxes on it. The proposed Lifebridge development appears to be much larger in scope than this neighborhood can or should bear and still keep it's character and way of life. In conclusion, the very best use of this property would be to continue to keep it residential in zoning. A Church could be part of this, as is the case in many neighborhoods throughout the area. To allow the zoning to be changed to accommodate this proposed development would be the wrong thing to do. I urge you to not change the zoning to any other than residential, or not change it at all at this time until a realistic proposal is made. My family and I relocated to the Elms at Meadowvale in November of 2002. We have a 2 year olds! daughter,Caliey,and a 4 year old son,Joshua. Our choice to relocate to this area was a result of many '.. things,not the least of which was the fact that I was retiring from 20 years as a metro area police officer. One reason we found this neighborhood desirable was the semi-rural environment it offered,one which we believed our children could grow up in relative safety. Another desirable aspect of this neighborhood was that its streets were designed in a way that discourages people not living here from driving through. This is not a snobbish attitude,this is one of safety. During my 20 years of police work I have practical experience in"interconnectivity"between neighborhoods.. One such neighborhood had a notable increase in traffic accidents and criminal events once interconnectivity was established. The neighborhood experienced a 300%increase in traffic accidents and a 100%increase in criminal events. One such event was the sexual assault of a 6 year old girl in a neighborhood park. Now,the increased crime and traffic accidents could not be proven to be a result of the interconnectivity of neighborhoods,but each time '..• interconnectivity was established between neighborhoods there were substantial increases in traffic complaints,traffic accidents,and criminal events. Even more evident was the increase in reported criminal activity when interconnectivity was established between neighborhoods with significant differences in socio-economic status. Another contributing factor to criminal activity was an increase in commercial and retail properties in close proximity to residential developments. Another appealing aspect of this neighborhood was that we were told a church was to be built on the property to the West of Meadowvale. In the past two years I have assisted in the building,both financially '. and physically,of two churches,one in Thornton,CO and one on and Indian reservation in Montana. We welcomed the thought of a neighborhood church,one which we could potentially find a Christian peer ' group for our children to grow up with. We believe that children who attend school,church,and neighborhood activities together have a great opportunity to positively influence each other,and their community. We welcomed the possibility of this church,and even visited the church thinking we might join. Our opinion,or our excitement of having a neighborhood church now stands shattered. We now find that Lifebridge has no intention of building a church,but in the process of intermingling church business with big business Lifebridge intends to develop this property into an industrial complex. These developers in church clothing wish to build an outdoor amphitheater over 1/3 the size of Fiddler's Green,an indoor amphitheater,a community college,and a senior center encompassing single family and multi-family housing. This development resembles Marilyn Hickey's church, located off 1-25 and Orchard,except in size and scope. Whereas Marilyn's church is about 70'tall,with underground parking, restaurants,and shopping,Lifebridge intends to build a campus where each building starts at 60' tall,and increases to a height of 120'(30%of each building being 120') Whereas Marilyn's church is near Fiddler's Green,Lifebridge intends on building a somewhat smaller version of Fiddler's Green on their campus. Whereas Marilyn's church is located in an industrial/commercial setting, Lifebridge intends on building their campus in the heart of the only residential area along the north side of the 119 corridor. Whereas Marilyn's church is compatible with the neighborhood which it serves,Lifebridge's complex will overshadow an entire community with buildings looming,not in the distance,but in our own back yard. My family and I looked forward to a neighborhood church, in fact would support and help build one. This complex,with buildings which more resemble downtown Denver than even downtown Longmont, Greeley,or Ft. Collins, is not compatible with the surroundings,the environment,or the residents,must not be allowed in its current form. Lower buildings,more compatible environment(no Fiddler's Green)and sensible traffic plans are needed if this project is to be approved. My family will be adversely affected by this complex,our safety will be affected,our comfort level reduced,and our sense of community here in Weld County will be diminished. If Lifebridge is allowed to build this complex my family will move from where we believed we would find a community in which to • ,,..� raise our children. In a meeting between Lifebridge church representatives and Meadowvale residents, Bruce Grinnell indicated that the church purchased the 300+ acre site to develop half and sell off half in order to finance their development. Mr. Grinnell confirmed, when asked,that the church was just"conducting good business",indicating that the purchase of the land was completed as a not for profit entity,but when it was sold, it would be sold as"unrelated business", therefore a tax would be paid. I see this as deceptive at best. A church which uses its tax exempt status to • purchase land,intending to sell it at a profit opens all churches everywhere to attack from entities seeking to eliminate the exempt status enjoyed by all churches. In the Church's most recent bulletin they pride themselves on the purchase of 19 acres of land,adjacent to 110 acres they already own allowing for more efficient development of the entire acreage. The bulletin advertises that 6.48 acres are zoned"business and light industrial",like Marilyn's church,and continues by advertising that property for sale,asking church members to seek out purchasers for the property. Box 758 Greeley, CO 80632 RE: Rezoning Petition for Lifebridge Christian Church PUD We urge you to reject the rezoning petition by Lifebridge Christian Church to accommodate its development plan for the property north of State Highway 119 and south of County Road 26, between County Roads 3 Yz and 5 '/z. We purchased our rural residential property in the Farm at Meadow Vale nearly 6 years ago for one reason: to get away from the traffic, light and noise pollution of urban living. In addition to our substantial initial investment in the land and home, we have invested considerable time, money and effort into making the outdoor living area enjoyable. To allow the scope of development proposed by Lifebridge Christian Church would be a severe injustice to the residential property owners surrounding the site. There is extreme disparity between the development proposal by Lifebridge Christian Church and adjacent land uses. The property in question has existing residential development on the west(Longview) and the east (The Farms at Meadow Vale, The Elms at Meadow Vale and the Genesee Development). The property is currently designated as residential in the Weld County Multi-Use Development Plan. We urge you to retain that designation. To allow the scope and type of development proposed by Lifebridge Christian Church between the existing residential areas would be disgraceful. We also urge you to give due consideration to the professional opinions from other jurisdictions concerning this proposed development, including: - City of Longmont: Planned development will yield up to 50,000 cars per day and exceeds long range plans for road infrastructure. - City of Longmont: Planned development will contribute to congestion on streets and roads in the surrounding area. - Weld County Sheriff Department: Mixed Use PUD's such as this generates higher frequency calls versus residential. Experience also indicates "thefts . . . occur at a much higher rate for this use" and require staffing consistent with municipal law enforcement. - Weld County Sheriff Department: Currently there are not sufficient resources to adequately serve this type of development. Let us retain a small island of peace and quiet amid the frenzy of commercial development that is going on all around us. Residential development on this property, sandwiched between existing residential areas, is reasonable and expected. A church building is acceptable. A school is acceptable. An auditorium for 6,000 people is not acceptable. An outdoor amphitheater for 6,000 people is not acceptable. Parking for 6,000 cars is not acceptable. Increased daily traffic volume up to 50,000 vehicles (based on previous traffic impact studies) on nearby collector streets is not acceptable. Buildings more than 40 feet high are not acceptable. Commercial development of shops, restaurants, hotels, theaters and gas stations is not acceptable. The lighting and noise associated with all the above are not acceptable. Box 758 Greeley, CO 80632 Re: LifeBridge Church relocation Dear Mr. Long, I am writing to you today to express my excitement and approval for the relocation of LifeBridge Church to 119 east of Longmont,adjacent to the Elms at Meadowvale subdivision. My family moved to the Elms in 2001 after relocating from Phoenix. AZ. The highlight for my family since we've been in Colorado has been finding LifeBridge Church and becoming steady attendees since late 2001. The church has been a wonderful place to build relationships and get my two young boys, Joshua (11) and Jared (7), involved in weekly activities as well as sports. Renee and I didn't know too many people here after we moved and this has been a great blessing to us. I understand that the city would not let us expand at the current location and so it is required that LifeBridge move to the new location. Contrary to what a couple of residents have been able to drum up by knocking on doors and printing pamphlets, I have no doubt that the new campus will be a wonderful addition to our community. I had a chance to talk to an elderly gentleman who was campaigning door- to-door against the campus. He was complaining that he was near retirement and didn't want to live adjacent to the facility. Tums out after some discussion that the traffic wouldn't really affect him as he wasn't actually living next to it! He also complained about the lack of housing to generate a tax base, however, I did get him then to admit that the beautifully planned campus had accommodated this. My family is thrilled to have LifeBridge relocate next to our subdivision and serve as an outreach to the entire community. So many families who may never even attend LifeBridge will benefit from the campus.
