Box 758 Greeley, CO 80632 Dear Sirs or Madams, We hope that you will give attention to this re-appeal regarding our property taxes. We felt that the letter from Sandie Slafter, realtor with Re/Max was excellent proof that our assessment is very much higher than it should be. Randy Slafter, also with Re/Max, was shocked at the $219,724 assessment. He said it was the worst case he had seen this year for inappropriate assessment. Needless to say, we were very disappointed that the County Assessor's adjustment only lowered the assessment to $211,180. We would love to invite you to our home so that you could see for yourself that the valuation is very inflated. Our home was built in 1971, so is very aged in comparison to the new houses built in Johnstown. When we moved here in 1989, the kitchen was is deplorable condition, and even though we replaced the flooring over 12 years ago, it needs to be done again. The cabinetry is very dilapidated. The carpet throughout the lion's share of the house needs to be replaced. The bathrooms' furniture and fixtures also are rusting and wearing out. There is no way anyone would think of buying this house for anywhere close to $211,000 when all this needs to be replaced and there are so many new houses available in Johnstown with new floor coverings, bathrooms, and cabinetry. All that does not even begin to deal with the location of being on the busy highway 60 and usually having to wait for a break in the traffic to exit our driveway. This is definitely a limiting factor to the worth of our property. Our understanding of a property tax evaluation is that equivalent property either has been sold for the amount, or could be sold for the amount. In our case, the evaluation given us is erroneous to the extreme. We believe the Slafters' most optimistic estimate of our property's value was $163,300. We would appreciate it if you would rethink the evaluation in light of these facts. Thank you for your thoughtful consideration. The home was built in 1971, and while there has been some upgrading done, it has not raise the value to $219,000. If we were asked to do a market analysis on the home in order to market and sell it within a REASONABLE time frame of three to six months, we would suggest that the asking price be NO HIGHER than $175,000 and that is paying Realtor fees, and Title work, therefore making the real value of the home approximately: $163,300.00 (6% Realtor Fee and $1,200. in title work) . You may not know this, but this home sits right on HWY 60. The noise factor alone devalues the home, much less the traffic. Two years ago we sold the home right next door, and had to come down on the price by $15,000.00 just because of the road. May I remind you that older homes in this area have not been increasing in value as rapidly as say the homes in Boulder, Longmont or Berthoud. The market is full of new homes, and this is now working in reverse to bring the price of pre-existing homes down. Young couples are saying: "Why buy a resale home when I can have a Brand New house for under $200,000?" Enclosed you will find descriptions of homes that have sold in the last 6 months. Compare their square footage, and age and I am sure you will agree that the valuation of this home is in error.
