The equipment only comes back to the yard every 250 engine hours to be serviced or in the event of a major breakdown. In the winter the equipment is stored in the existing shop at weekends to keep them warm. Supplies are stored in the containers at the yard. I propose to erect another storage shed to keep all items undercover and this will allow us to remove the containers. The business does not require customers to visit the yard at any time. 2. • Having reviewed the 64 pages of Weld County Code, Chapter 22, I believe that this proposal is consistent with the intent of the code. 1 3. • Having reviewed the 106 pages of Weld County Code, Chapter 23, I believe that this proposal is consistent with intent of the code and the Agricultural Zone in which it is located. 4. • The property is surround by prime irrigated farmland. The excavation business that is currently at the location will use the existing farm shop for the repair and storage of its equipment. I propose to apply for a permit to erect an additional storage shed compatible with the current one to store parts and supplies for the company. I believe that this is the highest & best use of the property as irrigation water for the property was not available to purchase. I understand that this was the case when the original USR 843 was implemented in 1988. 5. a. 5 people will be based from this site. The company has 4 equipment operators. 3 of them come to the yard each morning, park their personal vehicles and travel out to the equipment in a company truck. They return to the yard between 5.30 pm and 6.00 pm. The other operator travels directly to his machine and rarely comes to the yard. I am the 5th person. I take all supplies; fuel and parts to each site and come back to the yard approximately 2-3 times during the day. I service the machines at the weekends when they are not working. b. 4 employees— See above. c. 7.00 am—6.00 pm d. 1 additional storage shed per plan. e. No animals will be on this site 2 r f. The company has: 1) lx Class 8 tandem dump truck with tag trailer to move equipment. Leaves and returns to the yard once a day. 2) lx Class 7 flatbed truck to deliver supplies to each site. Leaves and returns to the yard once a day. 3) 3 x small trailers that are towed with a pickup truck. Truck leaves and returns to the yard 2-3 times a day. 4) 2 x 3.5 cubic yard wheeled loaders. Eaton Fire District. — I have had a fire hydrant installed on the property to meet their requirements. h. There is currently a 'A" domestic tap on site. A fire hydrant and no irrigation water. i. There is an existing mobile home/office on site that is serviced by a septic tank and field to Weld County Code. I propose to build an office and restrooms in the proposed new storage shed. The mobile home will be removed at that time. j. The storage shed will be used so that all our equipment and supplies can be undercover. Supplies can consist of drainage pipe, fittings, drain tile, infiltrators, tires etc. 6. • Please see landscape proposal on plan. r 3 • There are existing trees along the west property line. A dirt berm will be placed and planted with trees and bushes on the south, east and north property lines. 7. • I cannot envisage that and reclamation would be required as the shop and shed are all farm related. The access would still be required to the sheds. The landscaping and berms could easily be removed but I doubt that would beneficial. 8. • Please see submitted plan. • The berm that will be placed for the landscaping on the SE corner is at the lowest point of the property. Storm water will drain to this point and be detained here before it is slowly released to the adjoining drainage ditch. 9. • The construction of the berms can start as soon as the plan is approved, so that the trees may be planted this spring or early summer. I expect to remove the existing mobile home and erect, subject to planning permission, the new storage shed, office & restrooms within 12 months. 10. • All solid waste is placed in a dumpster that is serviced weekly under contract. Waste oil is pumped directly from the equipment into 55 gallon barrels that are collected and recycled by our oil supplier. 4 Hello
