The Department of Planning Services staff is requesting that the Board review the individual cases and determine whether or not to authorize legal action to remedy the violations. Weld County Zoning Violation Cases: VI-0200358, Mr. Donald Sullivan Chapter 23, Article III, Division 2 of Sections 23-3-150, 23-3-150.B and 23-3-150.C of the Weld County Code. The "Noncommercial Junkyard" consisting of 2+ derelict vehicles, couches, furniture, mattresses and miscellaneous debris shall be removed or restored. A"Noncommercial Junkyard" is not an allowed use in the R-5 Zone District. VI-0200691, Mr. Lawrence Stuart Chapter 23, Article III, Division 1 of Sections 23-3-20, 23-3-20.P and 23-3-30 and Article IV, Division 3 of Sections 23-4-140, 23-4-180, 23-4-180.A.1 and 23-4-180.A.2 of the Weld County Code. Due to the previous rental of the mobile home (permitted as a Medical Hardship), the mobile home shall be removed from the property or it would be at the discretion of the Board of County Commissioners to re-new the Medical Hardship. Weld County Combined Zoning and Building Violation Cases: VI-0200448, Mr. Terry Workman Chapter 23, Article III, Division 1 of Sections 23-3-20 and 23-3-20.P and Article IV, Division 3 of Chapter 23- 4-140 and 23-4-160 and Chapter 29, Article VII of Section 29-7-10 of the Weld County Code. The illegal mobile home shall be removed or a Zoning Permit for a Mobile Home (Accessory to the Farm) permit shall be completed and submitted. Additionally, the building permit (PR-0130331)for the Principle Dwelling Unit shall be completed or the permit will be expired and a new permit (and fees)will need to be obtained.
