RE: APPROVE CANCELLATION AND RELEASE OF COLLATERAL FOR GRIFFITH MINOR
SUBDIVISION, MF #589 - RIC HANSEN
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS,by Resolution dated April 30,2003,the Board approved the application of Ric
Hansen, P.O. Box 158,Timnath,Colorado 80547,fora Minor Subdivision Final Plan, MF#589,for
four (4) residential lots on the following described real estate, to wit:
Lot A of Recorded Exemption#3212;being part of the
SW114 of Section 31, Township 8 North, Range 66
West of the 6th P.M., Weld County, Colorado, and
WHEREAS, on October 1, 2003, the Board of County Commissioner of Weld County,
Colorado, approved an Improvements Agreement According to Policy Regarding Collateral for
Improvements(Private Road Maintenance)between the County of Weld, State of Colorado,by and
through the Board of County Commissioners of Weld County, and Ric Hansen, P.O. Box 158,
Timnath, Colorado 80547, with terms and conditions being as stated in said agreement, and
accepted a letter confirming the establishment of an escrow account for improvements, from
Centennial Bank of the West, 713 South Lemay Avenue, Fort Collins, Colorado 80524, in the
amount of $49,851.00, and
WHEREAS, upon recommendation of staff, the Board deems it advisable to release said
collateral.
NOW,THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County,Colorado,that the escrow account for improvements,held by Centennial Bank of the West,
be, and hereby is, canceled and released.
BE IT FURTHER RESOLVED by the Board that the Clerk to the Board be, and hereby is,
directed to notify the appropriate parties of said release.

I have completed a follow-up inspection of the Griffith Minor Subdivision. All items have been
completed to my satisfaction that I have listed in the memo dated September 2, 2003.
I recommend that all the transportation items identified in the Improvements Agreement on
Exhibit "A" are released.
All non-transportation items shall be verified by Planning Services prior to release.
The Griffith Minor Subdivision is considered a privately-maintained subdivision with no county
maintenance.

COLORADO
On August 28, 2003, I visited the site to verify completion of the transportation items identified in
the Improvements Agreement and Exhibit"A." The following items have been completed: site
grading, street grading, street base, storm sewer facility (swales), and ditch improvements.
The only two items missing from the transportation portion are listed below.
1. A rip rap section on the down stream side of the 18" RCP culvert
2. A street/stop sign at the appropriate location identifying Rachel Drive
Once these two items are complete, please contact the Public Works Department for a follow-up
inspection.
All other non-transportation items shall be verified by Planning Services prior to release of
collateral.

Offsite Improvements Agreement
At the request of the applicant and Planning Services, I have reviewed the AGREEMENT FOR
IMPROVEMENTS FOR WCR 86 ROAD STABILIZATION for Dust Control. Referring to the
Hearing Certification Docket number 2003-33; the applicant's proportionate share, being a total
of $10,400.00 for the escrow agreement, the developer agrees to pay the amount of $2600.00
per each lot.
Weld County Public Works Department recommends acceptance of the AGREEMENT FOR
IMPROVEMENTS FOR WCR 86 ROAD STABILIZATION for Dust Control.
The original signed copy should be forwarded to Weld County Public Works Department for
scheduling with the Board of County Commissioners for a Monday or Wednesday 9:00 A.M.
hearing.
