Re: Case #MZ— 1001 Carl Hill/W.B Farm Estates
Dear Monica,
I am writing to express my grave concerns about the above mentioned subdivision.
I purchased my property at 13492 WCR 80 on September 27, 2002 and was completely
unaware of any development that was in the planning stages that close to my residence.
I have now lived there approximately 3 % months and have never been notified by your
office or any other person concerned with this development. Since my property line
abuts up to the proposed subdivision I find this very disturbing.
At this time I would like to put forth some issues I have with this development.
1.) With the water situation in such a serious state, I would question how the
county can issue more permits to build when the probability of our water
allotment being reduced drastically is very real.
2.) I would like to know what the plans are for this subdivision as far as
covenants, size of the homes, type of housing and will there be a governing
Homeowner's Association?
3.) How will the problems of soil stabilization, drainage and erosion be handled?
This is of particular concern to me, as I am downhill from the proposed site.
4.) How will the increased flow of traffic in and out of these properties be
managed?
There is also an issue with the ditch that the City of Thornton is concerned with, at this
time I believe that this ditch is all or partially located on my property and I want to know
how this matter will be resolved.
In closing, I would like to express my objection to the rezoning of this property on the
grounds that we are surrounded by plentiful agricultural ground and I do not see any

benefit to putting a subdivision right in the middle of it. I believe this will greatly reduce
the quality of life and peaceful settings which we now enjoy.

please keep me informed on any further action taken on this subdivision.

We are writing to you concerning docket#2003-18 change of Agricultural Zone
to Estate Zone for 9 residential lots.
We are opposed to this zoning change for the following reasons.
1.We feel there are plenty of developments in the area already. With the
drought it seems foolish to create more housing that will draw more from our
water resources. At this time there are already 5 acreages for sale on this
section and they have been for sale for some time now.
2.We feel like it will infringe upon our right to farm. It seems like once
a development goes in, then the people who move there start to complain about
aerial spraying, farmers working at night, flies, and the smell of manure and
noise.
Please take these things into consideration before making your decision about
this zoning change. We will be out of town and will be unable to attend the
meeting.
