RESOLUTION
RE: APPROVAL OF FINAL PLAT FOR WEST HILL-N-PARK, SECOND FILING
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, the Final Plat for West Hill-2i-Park, Second Filing,
has been submitted to the Board of County Commissioners of Weld
County, Colorado for approval in accordance with the Subdivision
Regulations of Weld County, Colorado, and
WHEREAS, the Board of County Commissioners heard all of the
testimony and statements of those present, and
WHEREAS, the Board of County Commissioners has studied the
request and studied the recommendations of the Weld County Planning
Commission, as submitted, and finds that said Final Plat should
be approved subject to the following conditions: 1) the Final Plat
be placed on record by the Department of Planning Services staff
prior to any building permits being issued on the site, and 2)
the roads be brought up to County standards and be approved by
the County Engineering Department before any building permits
are issued on the site, exempting the existing buildings, and
WHEREAS, the Board of County Commissioners finds that the
Final Plat conforms in all major aspects to the West Hill-n-Park
Official Unit Development Plan and the Preliminary Plat as pre-
viously reviewed and approved by the Board of County Commissioners,
and
WHEREAS , the Board of County Commissioners further finds
that the applicant has complied with the Final Plat submission
requirements as set forth in the Weld County Subdivision Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the Final Plat of West
Hill-n-Park, Second Filing, be, and hereby is, approved subject
to the conditions as set forth above.

passage by the Weld County Planning Commission:
Be it Resolved by the Weld County Planning Commission that the Subdivision
Plat West Hill-n-Park, 2nd Filing located on the following described pro-
perty in Weld County, Colorado, to-wit:
Part of the SW%, Section 26, T5N, R66W of the 6th P.M. , Weld County,
Colorado
be recommended (favorably) (qty) to the Board of County Commissioners
for the following reasons:
1. The final plat conforms to the West Hill-n-Park Official Unit
Development Plan and preliminary plat reviewed and approved by the
Planning Commission and the Board of County Commissioners.
2. The applicant has complied with the Final Plat Submission Require-
ments; Section 6-1 and 6-2 of the Weld County Subdivision Regulations.
3. The Greeley Planning Commission recommended approval of this proposal
in a public hearing on April 5, 1983.
4. The Weld County Utility Advisory Board recommended approval of this
proposal in a meeting on April 14, 1983.

ADDITIONAL COMMENTS
The zone change to the mobile home unit development was approved in
December of 1970. West Hill-n-Park, First Filing was approved in
August, 1977 .
The first filing did not include the area presently under review because
the sewage facility could not adequately serve the site. The Colorado
State Health Department, in a letter dated April 4, 1983, has approved
the Hill-n-Park Sanitation District's sewage facility, indicating the
increased loading from additional units would pose no operation problems.
All streets in West Hill-n-Park are dedicated. The improvements required
under the subdivision improvements agreement are in place.

SUMMARY STATEMENT OF PROPOSAL OF
WEST HILL-N-PARK SECOND FILING
West Hill-N-Park, Inc. requests approval of the Final Plat of West
Hill-N-Park Second Filing located in the Southwest Quarter (SW1/4) of
Section 26, Township 5 North, Range 66 West of the Sixth Principal
Meridian, Weld County, Colorado, and adjacent to West Hill-N-Park
First Filing.
We are proposing 16 single family lots on 5.28 acres, averaging
approximately 8,346 Square feet each.
The estimated gallons of water per day is (16 units) (2.7 People Per Unit) x
100 Gal/Person = 4,320 Gallons Per Day.
Sewage treatment will be provided by the Hill-N-Park Sanitation District as
approved on the Filing Plat cover sheet.
