Sessions WELD COUNTY ASSESSOR 1400 N. 17th Avenue Greeley, CO 80631 Dear Sir: I would like to appeal your recent valuation of my property at 206 5l S'Avenue, Greeley, CO at $ 181,271.00 because of sales in the immediate neighborhood during the valuation period that indicates a lower valuation. The sales are as follows: DATE ADDRESS SELLING PRICE MLS# 09/24/01 116 51g'Ave, Greeley 179,200.00 314940 03/22/02 320 51n Ave, Greeley 162,000.00 330878 01/06/01 221 53`d Ave, Greeley 161,967.00 246443 05/25/01 217 53`d Ave, Greeley 182,400.00 242066 The first house listed is 12.4%larger than my house. Correcting for size results in a valuation of $ 157,000. The third house is located in the nicer area just west of my house. The last house is a 2 story that is much larger and newer than my ranch house and sold for about what you valued my house. Based upon the sales listed above, I feel that the valuation of my property should be approximately $ 160,000.00. Thank you for your attention to this matter. Sincerely, Charles L.
