Enclosed, please find the Annexation Impact Report pertaining to a petition for
annexation for a parcel of ground which is located northwest of 35th Avenue and 4th
Street. The following is the City of Greeley schedule for processing this request.

INTENDED/PROPOSED USES The applicants have applied to establish zoning on
the property. The proposed zoning consists of
approximately 6 acres of C-L (Commercial Low
Intensity), 36 acres of R-L (Residential Low
Density), 13 acres of R-H (Residential High
Density) & 17 acres of C-D (Conservation District)
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth(LREGA), Urban Growth Area(UGA) and
Mid-Range Expected Service Area(MRESA),
Municipal Services Suitability Area (MSSA) and
the Line of Fiscal Demarcation.
ANALYSIS The area of annexation is adjacent to the municipal
boundaries of the City of Greeley. Approximately
4,318 linear feet of the annexation's boundary is
directly adjacent to the City's boundaries. This
provides 56.58 % contiguity and exceeds the State
of Colorado one-sixth(16.67%) standard regarding
annexations.
The annexation will not further extend the
municipal boundary of the City of Greeley in any
direction.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is evidence
that this site shares a common interest with the
City's future. The requirements of State statutes
and City of Greeley guidelines for annexation
appear to have been met by this requested
annexation.
According to figures the applicant obtained from
Mr. Wayne Eads with Weld County School District
6, an estimated 140 school students would be
generated by the development of the property.
