USE BY SPECIAL REVIEW QUESTIONNAIRE
The following questions are to be answered and submitted as part of the USR application. If a
question does not pertain to your use, please respond with "not applicable", with an explanation
as to why the question is not applicable.
1. Explain, in detail,the proposed use of the property.
The property will be used as a residence for family members of the property owner. They will be
able to continue assisting the property owner in maintenance of the property and well being of
the property owner.
2. Explain how this proposal is consistent with the intent of the Weld County Code,
Chapter 22.
This proposal fits nicely with the Weld County Comprehensive Plan. Having been located in its
current position since 1983 due to an accessory farm use application. It will not interfere with
the coordinated, adjusted and harmonious development of the County.
3. Explain how this proposal is consistent with the intent of the Weld County Code,
Chapter 23 and the zone district in which it is located.
The proposal will not adversely affect the existing and planned land uses in the neighborhood.
Having been utilized as an accessory farm use application for the last 20 years, it will continue
to be operated in a manner that tailors to its Agriculture zoned district.
4. What type of uses surround the site? Explain how the proposed use is consistent and
compatible with surrounding land uses.
Agriculture and small acreage homes surround the proposed site. The site will be utilized as a
residence which is situated at the rear of the property. It is comparable to those in the
immediate area.
5. Describe, in detail, the following:
a. How many people will use the site?

d. What type and how many structures will be erected (built) on this site?
Manufactured residence, one structure erected

Four, passenger type vehicles, nominal weight, two to three times per day.
g. Who will provide fire protection to the site?
Mountain View Fire Protection District
h. What is the water source on the property? (Both domestic and irrigation).
Domestic is Longs Peak Water District, irrigation is not applicable
i. What is the sewage disposal system on the property? (Existing and
proposed).

The site is located on a small hill; drainage is to the East on crop land
