RE: APPROVAL. OF LEASE AGREEMENT BETWEEN WELD COUNTY, COLORADO AND
CHURCH WOMEN UNITED FOR USE OF A PORTION OF COUNTY BUILDING

WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, a Lease Agreement between Weld County, Colorado
and Church Women United for use of three rooms located in the
North Half of Building CB-13 has been presented to the Board of
County Commissioners for approval, and
WHEREAS, the term of said lease shall begin on May 1, 1981
and shall terminate as provided in said Lease Agreement, and
WHEREAS, the rental to be paid for said premises shall be
$50. 00 per month, and
WHEREAS, the Board of County Commissioners has studied said
Lease Agreement and deems it advisable to approve the same.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the Lease Agreement
between Weld County, Colorado and Church Women United be, and
hereby is, approved.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 27th day of
April, A.D. , 1981.

LEASE AGREEMENT
THIS AGREEMENT made this 27th day of April, 1981 between
CHURCH WOMEN UNITED, hereinafter referred to as "Tenant" , and
the BOARD OF COUNTY COMMISSIONERS OF WELD COUNTY, COLORADO,
hereinafter referred to as "Owner. "
WITNESSETH:
Owner hereby leases to Tenant three (3) rooms located in
the North Half of Building CB-13 located in Island Grove Park,
Weld County, Colorado. To have and to hold the same from the
1st day of May, 1981 to and until terminated as hereinafter
provided. Tenant agrees to pay to Owner, as rent for said pre-
mises , the sum of $50. 00 per month, payable in advance on or
before the 1st day of each and every month during the term of
this Agreement.
1. Notice to Vacate
Tenant is to notify Owner, in writing, of his inten-
tion to vacate the premises at least thirty (30) days
prior to vacating. In the event Tenant holds over the
leased premises after the term of the tenancy speci-
fied herein, said hold over shall be deemed a month-
to-month tenancy and Tenant shall be liable for the
monthly rental as specified herein for each month or
portion thereof that said premises is held over by
Tenant.
2. Tenant Covenants
Tenant agrees as follows: To commit no act prohibited
by the laws of the United States or the State of Colo-
rado or any Ordinance of the City of Greeley; not to
commit, permit or suffer any objectionable disorderly
conduct, unreasonable noise or nuisance whatsoever about
the premises; to keep the premises in good and clean
and sanitary condition; to install or change no locks
without the written permission of Owner; to make no
alterations within or without the premises , including
painting, without the written consent of Owner: not
to sublet the premises or any part thereof nor to
transfer or assign this lease without the written
consent of Owner.
Tenant further covenants and agrees : That he has
examined the premises and the furnishings and is satis-
fied with the physical condition and by taking possession,
admits the receipt of these in good order and repair
except as otherwise specified in writing; that no repre-
sentation as to condition or repair has been made except
as is contained in this Agreement and that no promises
to decorate, alter, repair or improve the premises has
been made except as is contained in this Agreement; to
be responsible and liable for any injury or damage done
to the rented premises by the Tenant, the Tenant' s
employees or any person whom Tenant permits to be on or
about the premises; to pay the expenses of replacing all
glass broken or replacing all keys lost and maintain the
premises and furnishings in as good condition, order and
repair as the same are in at the beginning of the term
of this Agreement; to notify Owner when repairs are
needed and to allow Owner to enter the premises at any
reasonable time to make repairs to the premises.
3. Utilities
Owner shall be responsible for the payment of the rea-
sonable amount of utilities used by the Tenant on the
premises.
4 . Non-Liability
Owner shall not be liable for the loss of , or damage to,
any property of Tenant, Tenant' s employees or guests at
any time located in the premises, whether due to theft
of suffered by reason of fire, water, rain, hail ,
lightning, explosion or any other cause. Further,

Owner shall not be liable for any injury to Tenant or
any other persons such as guests or employees from any
cause relating to the leased premises.
5. Special Provisions
a. Tenant shall bring its own supplies, paper towels ,
hand soap and bathroom tissue. Tenant is to pro-
vide for all the cleaning supplies and take care
of the cleaning of the premises himself. Owner
shall allow Tenant access and use of the bathroom
on the premises.
b. Tenant may use the premises for the purpose of
distributing clothing to need families and may
only use the premises for such on Mondays and
Thursdays between the hours of 8 : 00 a.m. and
5 : 00 p.m.
c. Tenant has the express written permission of Owner
to paint the interior of the leased premises yellow
and to place indoor/outdoor carpeting on the steps
of the premises.
d. The term of this Agreement shall be for one (1)
year, whereupon it shall end by its own terms
unless sooner terminated by Owner providing Tenant
sixty (60) days prior written notice or terminated
by Tenant as provided in Paragraph 1 above.
