You and the CBOE select an arbitrator from the official list of qualified people. Both you and the CBOE are entitled to participate. The hearings are informal. The arbitrator has the authority to issue subpoenas for witnesses, books, records, documents and other evidence. He also has the power to administer oaths, and all questions of law and fact shall be determined by him. The arbitration hearing may be confidential and closed to the public, upon mutual agreement. The arbitrator's written decision must be delivered to both parties personally or by registered mail within ten (10) days of the hearing. Such decision is final and not subject to review. Fees and Expenses: The arbitrator's fees and expenses are agreed upon by you and the CBOE. In the case of residential real property, such fees and expenses cannot exceed $150.00 per case. My appeal is as follows: 1.-Land value at 3465 weld county road 23 Land value at 3303 weld county 23 74.86 acres $28,072 or$374.99 per acre 4.89 acres $122,250 or $25,000 per acre Note this land is irrigated Note my land is not irrigated 2.-building values @ 3465 1 residential total sq. ft. 1716 1 residential, 5 out buildings value $128,727 or $ 75.00 per sq. ft. Total sq. ft. 8157 value $140,372 or (modular) $17.20 per sq. ft. I realize that my neighbors land type is agricultural and mine is residential that aside In comparing residential values theirs clearly a discrepancy when comparing other property values in my area I find them to be in line with the $17.00 per sq. ft. To be consistent by using the values in the area my property value should be $151,765 I believe that my prior year assessment of$181,570 is correct as it's still above the areas average. http://maps.merrick.com - Identify Results Page 1 of 2 WELD COUNTY ASSESSOR PROPERTY PROFILE Account#: R8082900 Parcel*: 146914000054 Tax Area: 2240 Bordering County: Acres:4.89 Township Range Section Quart.Sec.
