RE: APPROVAL OF RECORDED EXEMPTION NO. 450 - MR. AND MRS. JAMES
CHRISTIANSEN
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS, it has been determined by the Board of County Com-
missioners of Weld County, Colorado, at a public meeting held
on the 16th day of July, 1980 in the Chambers of the Board of
County Commissioners of Weld County, Colorado, that the divi-
sion into two parcels of land, as shown on the plat known as
Recorded Exemption No. 450, being the property of Mr. and Mrs.
James Christiansen, described as part of Section 32 , Township
7 North, Range 64 West of the 6th P.M. , Weld County, Colorado,
being more particularly described as follows does not come within
the purview of the definition of the terms, "subdivision" and
"subdivided land, " pursuant to its authority under Section
30-28-101 (10) (d) , CRS 1973, as amended:
The South Half of the Northeast Quarter of
Section 22 , Township 7 North, Range 64 West
of the 6th P.M. , Weld County, Colorado.
Lot "A"
Part of the South Half of the Northeast
Quarter of Section 22 , Township 7 North,
Range 64 West of the 6th P.M. , Weld County,
Colorado being more particularly described
as follows :
Beginning at the East Quarter corner of said
Section 22 and considering the East line of
the South Half Northeast Quarter of said
Section 22 as bearing North 00°00' 00" East,
with all other bearings contained herein
relative thereto;
Thence North 00°00 ' 00" East, 295. 16 feet;
Thence North 88°52 ' 17" West, 295. 16 feet;
Thence South 00°00 ' 00" West, 295.16 feet;
Thence South 88°52 ' 17" East, 295.16 feet to
the East Quarter corner of said Section 22.
Said described parcel of land contains 2. 00
acres, more or less, and is subject to any
rights-of-way or other easements as granted
or reserved by instruments of record or as
now existing on said described parcel of land.
WHEREAS, the Board of County Commissioners of Weld County,
Colorado finds that this particular division of land is not within

the purposes of the Weld County Subdivision Regulations and the
Board desires to exempt this particular division of land from
the definitions of "subdivision" and "subdivided land" pursuant
to its authority under Section 30-28-101 (10) (d) , CRS 1973 , as
amended, and Section 2-1A (3) of the Weld County Subdivision
Regulations.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado that the hereinabove described
parcel of land owned by Mr. and Mrs. James Christiansen be, and
hereby is , exempt from the definition of the terms, "subdivision"
and "subdivided land" pursuant to its authority under Section
30-28-101 (10) (d) , CRS 1973 , as amended.
The above and foregoing Resolution was, on motion duly made
and seconded, adopted by the following vote on the 16th day of
July, A.D. , 1980.

Re: Recorded Exemption #450
Dear Commissioners:
The attached application, plat, and related items are in reference to a
request from Mr. and Mrs. James Christiansen for a recorded exemption.
The pracel of land on which this request has been made is described as
the S1 NE1, Section 32, T7N, R64W of the 6th P.M. , Weld County, Colorado.
This property is located 1 mile east and mile north of Galeton. The
property contains approximately 80 acres of class III and IV irrigated
soils. The request is to split the property into parcels of two (2)
acres and 78 acres.
The Christiansens have purchased 190 acres adjacent to their existing
farm. They have no need for the improvements which are located on the
proposed 2 acre parcel. The balance of the property is in agricultural
production and is irrigated by a center pivot sprinkler system.
Based upon the information submitted and the adopted policies in the
County, the Department of Planning Services Staff recommends the re-
quest be approved for the following reasons:
1. The request conforms with Section 9-2 of the Weld County
Subdivision Regulations (intent clause of the recorded
exemption procedure) , Section 3-3 A. of the Weld County
Zoning Resolution (intent clause of the Agricultural Zone
District) , and the Weld County Comprehensive Plan in that
the use will be compatible with surrounding agricultural
uses to be the predominant land use. There will be no re-
duction in the amount of land currently usdfor agricul-
tural production. The existing improvements area is
located outside of the area that the pivot sprinkler system
covers.

the Weld County Subdivision Regulations.
