Enclosed is a copy of the plat addressing Conditions of Approval items 1B and1C. 1.C.1 The trash collection area is existing at the western edge of the entrance drive on an existing concrete pad. This area shall be screened with a six (6) foot fence to be constructed on the south, north and west side of the trash collection area as noted on the plat. 1.C.2. The existing lighting does not shine directly onto adjacent properties. 1.C.3 and I.B.1 The existing established dryland grasses shall remain. Any disturbed areas shall be reseeded with species suggested by the West Greeley Soil Conservation District/NRCS. 1.D The building is existing. Upon approval of the USR,the forms and blankets will be stored inside the pole barn. 1.E. An Improvements Agreement is not applicable due to the minimal improvements, per a conversation between Ms. Lockman and my representative, Todd Hodges. I . As stated in a referral response (3/11/2004) from Donald Carroll with the Weld County Department of Planning Services, the historical flow patterns and run-off amounts will be maintained on site in such a manner that it will reasonably preserve the natural character of the area and prevent property damage of the type generally attributed to run-off rate and velocity increases, diversions, concentration and/or unplanned ponding of storm run-off. The method of addressing this item was approved by Donald Carroll on July 21, 2004. 2.B. Attached is an additional copy of a letter previously submitted to the Department of Public Health and Environment. This letter indicates the septic system was designed and evaluated by a Colorado Registered Professional Engineer. The purpose of the evaluation was to determine if the system is suitable for servicing an additional connection from the pole barn that will have a toilet,lavatory and sink.In our previous letter dated October 3,2003, it was understood that there would be no additional persons than in the residence to utilize the facilities in the barn.Later we were informed that 3 employees may utili"e the facilities in the barn during equipment delivery and pick up but not on a daily basis.This letter provides a revision based on the additional usage. The 6000 square foot low-pressure drip-irrigation system was constructed in 1999 for the 5-bedroom residence with an average sewage loading of 750 gallons per day(GPD)and a maximum sewage load of 1125(GPD)for I0 occupants.There arc currently 4 occupants in the 5-beroom residence.The drain field was oversized for construction convenience and calculations indicate the drain field should accommodate an average flow of 769 GPD.The facilities in the pole barn will be available for 3 employees during pick up and delivery of equipment.The additional usage from the pole barn is estimated to be no more than 18 GPD based on 2 toilet and lavatory usages for 3 persons per day. Based on the current conditions of the drain field and current and anticipated future sewage loading from the pole barn,it is suitable to connect the pole barn to the existing OWS. In the event wastewater flows exceed those anticipated in this report,the drain field area should be increased and our office should be contacted to make recommendations for modii rthgthe OWS.
