Containing 40.00 acres more or less.
Dear Kimberly,
Enclosed are my notes and an Ownership Report for the mineral ownership lying under
the above described property. My findings are that Jamie B. Pearson and Kimberly A.
Stenerson, as joint tenants own 100.00% of the mineral rights under the above
described property. This information was obtained from the records I examined at
TYansnation Title Company of Greeley, CO and the official county records in the Weld
County Clerk and Recorder's Office, also in Greeley. CO, on October 23. 2002. Since
you and Jamie B. Pearson own all the rights in the surface and the mineral rights, the
property is owned in fee simple title and should be exempt from House Bill 011088 as it
pertains to severed mineral interests.
You should notice the interest in the surface owned by the State of Colorado
Department of Highways.This is a surface interest only as the mineral rights were
reserved in the conveyance document to the State of Colorado Department of Highways
recorded in Book 1558 at Page 165 on May 17. 1960 in the Weld County. Colorado
Clerk and Recorder's Office. Subsequent conveyances in the drain of title have conveyed
these mineral rights to you and Jamie B. Pearson.
