This letter is in response to your request for verification that lots located in part of the east half of
Sections 30 and 31, Township 2 North, Range 65 West and the part of the east half of Section 6,
Township 1 North, Range 65 West of the 6th P.M., Weld County, Colorado are two separate legal,
buildable lots (see the attached aerial photo)
Planning Staff has determined from the information submitted at this time that parcels 1307 30 000024
and 1473 06 000017 combined are one legal parcel. Parcel 1473 06 000017 was created on April 26,
1973, Book 690 Reception 1611997. Since the parcel was created after August 30, 1972, the effective
date of Senate Bill 35, the parcel alone would be considered an illegal land split.
