To whom this may concern, I am oppose this USR.
Who is going to monitor what is hauled in and out with these trucks? I did not move here
to be near a Tuck Stop. What about the wear and tear it will create on the roads. 1 know
for a fact that in the winter months the trucks will need to run for a very long time to
warm up. Who is going to monitor the noise. And again Who wants to listen to that. I
did not move out here to be near a Truck Stop.
Who is going to regulate what is allow in the trailers? What is the tonnage that is allow?
Who is going to regulated that? What if he has hazemat material. Or explosive material.
Can you g tarantee me that our property value will not diminish. And the trucks will be
monitor on a weekly basis. for undesirable materials.
I also do not agree with the trucks being housed in a building. To me that is being near a
warehouse. Which in fact that's what it will be. This is a neighborhood. definition ( a
person who dwells near another, which it reference to is inhabitants). Not a Truck Stop!
Take a good long hard look at your neighborhood? Do you see semi's in your neighbor?

Currently there is a request before your committee to allow tractor trailers and large dump trucks
be parked and travel the unpaved roads in Vantage Acres, near Hudson, Colorado. I live on one
of the unpaved roads (195th Avenue).
This is a residential area and I request that it remain as such.

The purpose of this letter is to protest the permission granted by the Planning
Commission to the applicant allowing a trucking business with 3 tractor trailer trucks to
be parked and maintained in an area that is a rural residential subdivision. This is a
neighborhood of homes on small acreages which should not include intrusive businesses
such as multiple huge trucks.

Site Specific Development Plan
A joint letter to the Planning Commission with Bill and Angie Delap was considered as
only one letter of protest. Therefore, we are submitting a separate letter of protest.
A trucking operation is not appropriate for this rural residential neighborhood. The one
square mile neighborhood is made up of approximately fifty homes and no commercial
properties. The roads are unpaved rural residential, lacking traffic control signs. They are
used by the residents for walking,jogging, riding horses and bicycles.
We oppose the trucking operation and request that the Planning Commission take the
following into consideration in making their decision to approve or deny the Site Specific
Development Plan.
1. The lack of traffic control signs in the area poses a significant safety hazard to the
residents, their pets, property, and livestock.
2. The traffic will create significant clouds of dust.
3. There will be an increase in traffic and traffic noise.
We believe in general, that the proposed use is incompatible with the desires and life style
of the neighboring residents, and respectfully request a denial of the Site Specific
Development Plan.

To Whom it May Concern,
This letter is in reference to the homeowners who would like to begin a trucking business
in a residential neighborhood.
My husband and I are against this happening in our small neighborhood. We moved here
ten years ago with the intent of living in a small peaceful neighborhood, with little traffic
and noise. A business of any kind does not belong in this area.
The county has already set a precedence of not allowing a rodeo to be in the area only a
block away from this current proposal.
There is not enough property to place a business on this location. The noise and traffic
would be unbearable,needless to say the eyesore.
I hope you take into consideration that this is a residential area and that bringing in that
kind of business, let alone any kind would greatly effect our standard of living.

Dear Mr. Masden
I'm contacting you to object to the proposed use requested in s special review permit 1465.
The use itself in the location of the property will most likely never bother me if that is the only use of it's kind in the
area.
The owneres of this property have until recently had the same type of use on an adjacent piece of property
located on WCR#8. That use consisted of over 20 trailers at one time on a five acre parcel.
I have been advised by real estate agents that this use was an eyesore and would devalue my property. Of great
concern to me is that a permit of this type granted in this area will lead to other permits of a similar nature and on
a much larger scale.
I hate to complain about this particular request because I know and like the people making it.
Can you assure me that this use would not set legal precedent allowing other people to do the same thing? If not
I must object.
Would you contact me and address my concerns that granting this will lead to the county not being able to deny
other similar but larger uses. If so I will reconsider my objection.

Please include the following in the case file for Special Review Permit
#1465 which was re-scheduled for final decision by the Commissioners
on August 4, 2004.
Weld County Board of Commissioners,
I live next door to Mr. Wroblewski and I am probably more
affected by your decision than anybody else. I respectfully
request that the Board vote NO on this permit.
I just recently learned that Mr. Wroblewski basically wants
permission to run a trucking business from his residence. I also
learned that several other people in the Vantage Acres
subdivision are waiting to do the same thing if the Board
approves this permit.
Vantage Acres has been a nice residential neighbor hood for over 40
years. If you approve this permit, you will turn Vantage Acres into a
truck stop. Approving this permit will significantly lower our standard of
living and our property values.
The petition you received shows the majority of people in the Vantage
Acres subdivision are against this permit. All we want is to live in a
nice quiet residential community.
Please protect us from these few individuals who would ruin this
nice residential neighbor hood for their own personal gain.
Please vote NO on this permit.

After hearing testimony at the Planning Commission hearing and numerous complaints from adjacent property
owners, I would like to add an additional requirement.
The applicant shall provide dust suppressant chemical (magnesium chloride or calcium chloride) on Vantage
Drive between the applicant's driveway and WCR 8. The dust control chemical shall be applied on the road no
less than twice a year, as needed, or as directed by the Weld County Public Works Department.
The approximate distance is 700 feet. This will accommodate dust abatement for the adjacent property
owners being affected by the proposed three semi-tractor trailer units utilizing the USR site.
This requirement could be attached to the special conditions or development standards.

To Whom It May Concern,
I am writing this letter in reference to the proposed issue of parking trucks with
my neighbor, Joe Wroblewski Located at 3161 Vantage Drive, Hudson, CO. 80642.
Joe does everything in his power to make sure he does not disturb anyone with this.
He makes extra efforts to drive very slowly when leaving or coming back, is not loud in
any way or disruptive. He goes out of his way to be a responsible, courteous neighbor and
is has always been very conscience of not doing anything that would draw attention to
him or his trucks.
I have lived at my current address for over 14 years and have never had a problem
with Joe.
If energy and time should be focused on anything in this area it's the high crime
rate we are experiencing and the other residents of Vantage Acres that drive too fast on
Vantage Drive that live back off of 195`h. They seem to create more of a problem and
hazard than Joe ever has.
In my opinion, I see no problem with Joe Wroblewski continuing to keep his
trucks/trailers on his property as long as they do not exceed more than (3) of each at one
time.

I am Joe and Tammy's closest neighbor. I am located directly across the road. I have no
problem with them parking their trucks on their property. It has not been a problem in
the past and I don't foresee any problems in the future. Joe uses Weld County Road 8 as
the access to Vantage Drive, not 13'5`h Avenue.
