The Weld County Public Works has reviewed this proposal; this project falls primarily under the purview of the Use by Special Review, Weld County Code, Chapter 23, Article II, Division 4, Section 23. Our comments and requirements are as follows: COMMENTS: WCR 90 is designated on the Road Capital Improvement Plan in the County Wide Impact Fee Code Ordinance, Section 20-1-30, as a local gravel road, which requires a 60-foot right-of-way at full build out. There is presently a 60-foot right-of-way. The road is maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23, Article Ill, Section 23-3-50, the required setback measured from the future right-of-way line. --QEQUIREMENTS: Access: The applicant identified the existing access point to WCR 90 as per Recording No. 02060487, recording date was April 1, 1975, Book 119. A copy of this recorded document should be provided in the packet. Off-Street Parking: The off-street parking including the access shall be surfaced with gravel or the equivalent and shall be graded to prevent drainage problems. The applicant indicated that the site will be fenced with chain-linked fencing. Storm Water Drainage: The applicant indicated that the historical drainage pattern will not be altered by the proposed expansion and use. The Weld County Public Works Department will waive the storm water requirement as the site has a proposed expansion of an additional 15 feet to the south for a total of 30' x 30' building. pc: 2nd AmUSR-1047 M:\PLANNING\USR-1.DOC EX:HIBIT 8 WELD COUNTY ROAD ACCESS INFORMATION SHEET ,Picked File#: Date: # : Other Case#: Weld County Department of Public Works 111 H Street, P.O.
