This property is located generally east of 35th Avenue and south of US Highway 34. This document fulfills the statutory requirement pursuant to C.R.S. 31-12-108.5 of filing one copy of the annexation impact report with the board of county commissioners governing the area proposed to be annexed. This is a City of Greeley initiated enclave annexation pursuant to the authority granted by C.R.S. 31-12-106. The Greeley City Council will consider this item on Tuesday, July 20, 2004 during their regular public meeting starting at 6:30 p.m. at 919 7th Street. No residential development is anticipated. COMPREHENSIVE PLAN: The site is entirely within the Long- Range Expected Growth Area(LREGA), the Mid Range Expected Service Area (MRESA) and the Municipal Service Suitability Area(MSSA). A full level of urban services are currently available to the site. ANALYSIS: The area of annexation has been an enclave of the City of Greeley since 1993. This meets the Colorado Revised Statute 31-12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. The largest of the two properties, Sunset Memorial Gardens, has City of Greeley water service. This property currently uses an individual sewer disposal system. Additional development of this property may require extension of the water system to supply fire flow or the sewer system. Any cost of extending these services must be borne by the developer, applicant or property owner. The smaller property has neither water nor sewer service. Dry utilities are available to either property. This annexation will create no impact to the local school district.Neither property contains residential dwelling units nor Annexation Impact Report 2 Sunset Annexation students and the future development of homes on either property is unlikely. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation.
