Box 758 Greeley Colorado 80632-0758 RE: Drainage Report for Proposed Commercial Pole Shed Metal Building for Gary VanderWal Site Located North of Kersey Adjacent to Weld County Road 388 Dear Mr. Carroll: The following information is provided as a drainage report for the above referenced site. The information is presented in accordance with the Weld County Code Section 24-7- 110.C. 1 . General Legal Description: The site is located within the Southeast quarter of Section 9, Township 5 North, Range 64 West of the 6' P.M. 2. General Location with Respect to Adjacent Public Roads : The 32.1 acre site is adjacent to and south of Weld County Road 388. It is located approximately 1 .5 miles north of Kersey Colorado and is also adjacent and north of the South Platte River. (See attached aerial photo). 3. Developments with 1/2 Mile of the Site : The site is located in a rural area and there are no subdivision developments within 1/2-mile of the site. Homesites in the area are located on acreages. 4. General Description of the Use By Special Review Property: The existing site is located on 32.1 acres and currently contains a home constructed in the late 1990's. The land is located within the 100-Year flood plain of the South Platte River. The north 1/3 of the site consists of pasture land with few trees. The South 1/2 of the site includes the South Platte River and river bottom areas that support large, mature cottonwood trees. Land slope is from the northwest to the southeast at a slope of approximately 0.12 per cent. No irrigation ditches or laterals cross the site. Review of USDA Soils Conservation Service information shows soils to be Bankard sandy loams having moderate permeability, low water capacity, slow surface runoff, and low erosion hazard on the north portion of the site. The south portion is river bottom lands consisting of silty sands and sandy gravel soils (visual observations). 3521 West Eisenhower Boulevard Loveland . Drainage Basin and Subbasins : The site is located adjacent to and north of the South Platte River and therefore is within the South Platte Drainage basin. Visual observations and topographic information shows area drainage from northwest to southeast toward the river. Review of Flood Insurance Rate Map information (Panel 080266 0645C) shows that the site is within the South Platte River floodplain. No base flood elevations have been determined for this portion of the river and the site is considered to be in Flood Hazard Zone A. Although irrigated crop land is located to the north of the site, no irrigation ditches or laterals cross the site. The site is relatively level, sloping less than 1/2 per cent downward to the southeast. Onsite drainage for the north 1/3 of the site sheet flows to the south and southeast. Drainage for the south 2/3 of the site flows through various shallow drainages that flow to the main South Platte River channel. Offsite flows from the west flow onto the site. Weld County Road 388 acts as a barrier to flows coming from the north. Drainage reaching WCR 388 either pond or flow eastward on the north side of the road. 6. Drainage Design Concept : The owner proposes to construct a 68-foot by 80-foot metal pole type building approximately 150 feet east of the existing home. The overall drainage pattern for the site will not be altered from the historic conditions. Flows will continue toward the southeast and the South Platte River. Instead of considering the full site for drainage calculations, only the north portion of the site consisting of approximately 9.22 acres was considered. The north portion is relatively level and does not have numerous drainages and swales characteristic of river bottom areas. Hydrologic criteria used for this site includes design rainfall values taken from the City of Greeley located approximately 10 miles to the West. A copy of the Rainfall Intensity Duration Curve is attached to this report. Runoff calculations were performed using the Rational Method. Calculations for undeveloped site drainage were performed for a 10-Year storm to comply with the allowable release rate for the developed site per Weld County Special Review requirements (Section 23-2-240.5a). The calculated runoff rate for a 10-Year storm event was determined to be 7.1 cubic feet per second (cfs). Weld County Public Works Department Project No. VANGAR-4C1J-O2-321A1 August 27, 2004 Page 3 Runoff calculations for the developed site were performed for the 100-Year and 10- Year storm events. The developed conditions were based on constructing the proposed metal building on fill with gravel road approach surfaces. The proposed layout for the building site with anticipated drainage is included with the plan drawing enclosed with this letter. Although roof and gravel area surfaces will increase for the site, the improvements are small compared to the overall site size. As a result, there is no significant increase to the runoff coefficient. Calculations show the increase in runoff from the existing to developed conditions in a 100-Year storm event is 0.1 cubic feet per second. No detention basin with regulated discharge is proposed for this site. As described above, the proposed improvements will minimally increase surface water runoff. In addition, surface drainage travels approximately 600 feet south on this property to the South Platte River, and there will be no significant impact to adjacent properties. 7. R. 388, Kersey, Colorado Dear Mr. VanderWal: The enclosed septic system design for the referenced site has been prepared at your request. It is based on percolation testing done by this office on August 17, 2004. Percolation testing was performed in the upper level, clay soils and had an average percolation rate of 102 m.p.i. Soil below the clay stratum consists of clean sandy gravels with an assumed percolation rate faster than 5 m.p.i. Free groundwater was measured at 3 feet below existing grade. Due to the slow percolation rate of the upper level, sandy clay soils and the high groundwater situation, a designed septic system is required. We recommend that a sand filter type absorption field be used. Please submit two (2) copies of the report and design to the Weld County Health Department for their review and permit issuance. The sand shall have an effective size between 0.25 and 0.6mm. The uniformity coefficient shall be 4.0 or less. The sand should be a minimum of 2 feet deep below the distribution lines. The sand must be thoroughly settled by flooding or other means before distributors are placed at final grade. (We recommend using concrete sand meeting ASTM C-33). I 2. Infiltrators - Infiltrator chambers shall be standard size and meet Weld County specifications. 3. Septic Tank and Distribution Box(es)-Shall be installed on a stable base and shall be level. 4. Size of Septic Tank - 1000 gallon (minimum), 1000 gallon tank recommended. Tank must be two (2) compartments. 5. Trees or Shrubs - Shall not be planted within ten (10) feet of the field(s) without submittal to Engineer for approval of species and location. 6. Component Grades and Elevations- The building sewer to the septic tank shall be laid with a minimum fall of 1/8 inch per foot(1/4 inch fall per foot is recommended). The grade of the percolation -sand filter field laterals shall be from zero (0) to four (4) inches per 100 feet. 7. Drainage - The field(s) shall have a one (1) percent cross slope (maximum) to promote drainage and air flow. V. ADDITIONAL SYSTEM REQUIREMENTS 1. Vehicular Traffic or Other Heavy Loadings- Shall be prohibited over the field. 2. Animal Traffic and Point Loads - Hoofed animal traffic over the laterals shall be prohibited. Other point loads which would indent the surface shall be prohibited. 3. Grass Cover- Native grass cover is not essential to proper function.
