Explain in detail, the proposed use oldie property. The modular on the site will be used as a guesthouse. A previous structure served in this stead from the 1930s until August 2000 when it was razed to make room for the current structure. It is a guesthouse for use by family and friends. In the future it may be used to care for family members who need medical assistance. 2. Explain how this proposal is consistent with the intent of Weld County Code, Chapter 22. We will go through the process for use by right of a special review. This would allow us to have a guesthouse on the property. It does not impede agricultural activities. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 and the zone district in which it is located. Zoning for this location is agricultural, allowing one resident for the farm. We would like to expand and have a guesthouse for use by family and friends when visiting our farm. This is consistent with the use of the land by my grandparents, Herman F and Myrtle V Schroeder, who lived and farmed here from the 1920s until the 1980s. We have replaced the structure they built in the 1930s. 4. What type of uses surround-the site? Explain huw the proposed-use-is-consistent and compatible with surrounding land uses. The surrounding land is agricultural. It does not change the surrounding land uses. Two family vehicles (sedan, station wagon, SUV, etc) as often as the guest house is in use. g. Who will provide fire protection to the site? Nunn Volunteer Fire Department h. What is the water source on the property? (Both domestic and irrigation) Water is provided by a pump (permit of registration # 7937). It is a shared well with the primary residence. i. What is the sewage disposal system on the property? (Existing and proposed). The guest house already is located on the property. A new septic system was installed for the guesthouse. The application contains the existing site plan map. As we agreed, and a full size map will be submitted for recording when the application has been approved and all conditions are ready to be place on the map. As all improvements are in place and previously permitted, copies of the previously approved permits are enclosed. The site plan was the one used with the building permit application.
