Regarding 26500 388 CR, Kersey Colorado.
1. There are two uses of the property. First, the property serves as our household
residence. At the present time, our youngest daughter and two younger sons
live at home with us. We use the property to store typical household items,
such as our family vehicles, a boat, motorcycles, and a tractor. Second, we
would like to build a steel building, to permit us to conduct our business
servicing dairies. Currently, we are operating VanderWal Dairy Sales and
Service under Weld County special use permit #1377 at 7825 E. Hwy. 34, in
Windsor, CO. We have purchased a home in Kersey, CO and we would like to
be able to continue doing business, keeping our shop on the yard. We do not
do dairy business on the yard, we travel to dairies to repair, install and service
dairy equipment. However, we do need a physical location to answer the
phone calls, process invoices, and carry out all of our office work. We will be
using the building to store our inventory of parts, tools, and dairy supplies.
We are aware that this property is entirely in a flood plain. We are working
with Landmark Engineering on the necessary requirements for the building
and the septic system.
2. We feel that we are promoting the county's agricultural industry with our
— business by installing and servicing Colorado's dairies. A. Policy 1.3. allows
commercial and industrial uses of agricultural related businesses. We are an
agricultural related business, and therefore, there is a direct correlation
between dairy equipment business and the dairy business.
3. We believe that our proposed use furthers the objectives of Chapter 23. The
service we provide to dairies in Colorado is important to the success of
agriculture. When a dairy breaks down, time is of the essence. By
maintaining parts on the yard, we are able to go directly to the dairy and fix
the problem. If we had to keep things at another location, we would not be
able to service our customers as efficiently. Additionally, due to the nature of
the work that occurs on the yard, we do not believe that it is being used for
commercial purposes. Rather it is being used for storage and ancillary
administrative functions, such as billing and phone calls.
4. The adjoining properties are homes on acreages. In addition to the space
separating the homes, many properties seem to have animals and a lot of
storage.
5. (a)- At the present time we have five employees. One is part time and four
are full time. They usually arrive at work by 7:00a.m., returning between 4:00
and 6:00p.m. It may be necessary that the employees return throughout the
_ day for additional parts and supplies.
(b)- Depending on the agricultural growth in Colorado, we could be adding
one or two employees in the next five years.
(c)- The dairy industry i.s a twenty-four hour business. Therefore, we are on
call twenty-four hours a day. However, our normal hours are Monday through
Friday 7:00 a.m. until 6:00 p.m.
(d)- We are planning on putting up a steel building that is 60' by 100'.
(e)- We raise steers for our own meat. Steers will be the only animals brought
in, with the exception of our family pets. (Usually, we have about 10-15 head
of cattle all under 18 months old.)
(0- We have 3 one-ton pick-ups, one 1 ton van, and one % ton van. UPS
delivers daily. We have trash pick up once a week, and normally we receive
supplies by semi-truck once a month or so.
(g)- Platte Valley Fire and Rescue takes care of our fire protection.
(h)- The water is supplied by North Weld County Water District.
(i)- The house has a septic system. We will be installing a septic system for
the shop and we do realize this is a flood plain and will require engineering
analysis.
(j)- We store all the equipment, miscellaneous parts, and supplies that are
needed to run dairy farms.
6. Following the issuance of a Special Use Permit, Building Plans will be
completed.
7. We do not anticipate any changes in the reclamation procedure.
8. The property slopes towards the Platte Valley River; water naturally runs
south to the River.
9. We would like to begin building as soon as the special use permit is granted
and the building permit is obtained.
10. We have no plans to stockpile waste on our property. Our trash dumpster is
picked up weekly.
