annexation of property located northwest of 4th Street and 45th Avenue. The following is the
City of Greeley schedule for processing this request.

INTENDED/PROPOSED USES The properties proposed for annexation are already
developed. No additional development is proposed
at this time.
COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected
Growth (LREGA), Urban Growth Area(UGA),
Mid-Range Expected Service Area(MRESA) and
the Municipal Services Suitability Area(MSSA).
ANALYSIS The area of annexation has been an enclave of the
City of Greeley since 1985. This meets the Colorado
Revised Statute 31-12-106 three year standard
regarding enclave annexations.
The annexation will not further extend the external
boundary of the City.
This annexation will create no impact to the local
school district as the properties are already
developed.
The annexation of this site into the City would be
consistent with present growth patterns and
Comprehensive Plan policies. There is clear
evidence that this site shares a common interest
with the City's future. The requirements of State
statutes and City of Greeley guidelines for
annexation appear to have been met by this
annexation.
