Dear Interested Party,
Please be advised that a public hearing before the Frederick Planning Commission
and Board of Trustees has been set to review and consider Annexation, Establishment of
C-C Commercial District, Community zoning for a commercial development known as
the Van Deventer annexation. The property is owned by Perry and Cynthia Van
Deventer, 5976 WCR 18, Frederick, CO 80504.
You have been sent this notice as an interested party. The property consists of
approximately 11.18 acres that is currently in Unincorporated Weld County. The
applicant is requesting Annexation and Establishment of Zoning C-C Commercial
District, Community. The application contemplates four lots with approximately 40,000
square feet of commercial, service and retail uses located at the southwest corner
Frederick Road 13 (Colorado Boulevard extension) and Weld County Road 18.
Attached are copies of the public hearing notice and the legal description of the
property. Copies of the full application and supporting materials as well as the full-sized
maps are available for review in the Frederick Town Hall, 401 Locust Street, Frederick,
Colorado. The public's comments are welcome at the public hearings. Written

COMMUNITY ZONING
VAN DEVENTER ANNEXATION
NOTICE IS HEREBY GIVEN that the Planning Commission of the Town of
Frederick will hold a public hearing, commencing on Thursday,July 1,2004 at 7:30
p.m. and that the Board of Trustees will hold a public hearing commencing on Thursday,
July 22,2004 at the Frederick Town Hall, 401 Locust Street, Frederick, Colorado 80530
to consider Annexation and establishment of C-C Commercial District, Community
Zoning application received from Perry and Cynthia Van Deventer, 5976 WCR 18,
Frederick, CO 80504 for real property located in the Northeast Quarter of Section 25,
Township 2 North, Range 68 West of the 6th P.M., County of Weld. The Planning
Commission and Board of Trustees will consider whether the proposed Annexation and
Establishment of Zoning request meets the requirements of the Frederick Land Use Code
and whether this request should be granted approval for the property.
Any person may appear at the public hearings and be heard regarding the matters
under consideration.
