WHEREAS , the Board of County Commissioners of Weld County,
(.4o Colorado, pursuant to Colorado statute and the Weld County Home
o Rule Charter, is vested with the authority of administering the

WHEREAS , the Board of County Commissioners has reviewed the

the 6th P.M. , Weld County, Colorado.
Location of Property: One and one half (11) miles north of
Greeley City Limits; south of WCR 70 and west
of WCR 35
The owners of the property described above have requested an exemption from
the Weld County Subdivision Regulations under Section 2-1 A. (3)
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the following reasons:

X Agree with the Weld County Comprehensive Plan
X Create new parcels eligible for building permits
X Agree with surrounding land uses
COMMENTS:
The proposal would identify a 1.00 acre lot for financing purposes only. The
Carlsons intend to use this technique to refinance their existing home on
their 240 acre parcel. Donald and Ardeth Carlson own 1/3 interest in the 240
acre parcel. No additional building rights are granted with this subdivision
exemption.

SUBDIVISION EXEMPTION
Description of Request :
In 1982, my wife and I built a house on the subject
property . This same property formerly served as the
location of a farmstead for the 80-acre farm.
Funds for construction of the house were obtained from
more than one source . It is necessary now for us to
combine these loans into one long-term loan . We have
chosen to apply to the Federal Land Bank Association
for a rural home loan. One of their requirements is
to have the house and property exempted from the rest
of the farm.
The sole purpose of this request is to enable us to
refinance and combine loans for our house . Weld County
Planning personnel advised us to apply for a subdivision
exemption. Federal Land Bank personnel also find
this acceptable .
