The properties are served with City of Greeley Water. TAXING DISTRICTS Weld County Weld County School District No. 6 Weld County Library Windsor School District RE4 Windsor Library Northern Colorado Water Conservancy District Milliken Fire Protection District Aims Community College West Greeley Soil Conservation District INTENDED/PROPOSED USES Most of the properties within the enclave are developed. The remainder are vacant and will remain so until property owners pursue development. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth Area(LREGA), Urban Growth Area (UGA), and Mid-Range Expected Service Area (MRESA). The area lies outside the Municipal Services Suitability Area(MSSA). ANALYSIS The area of annexation has been an enclave of the City of Greeley since August 24, 2001. This meets the Colorado Revised Statute 31-12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. This annexation will create minimal impacts to the local school districts servicing the area as no additional development of annexed properties are proposed at this time. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation. The remainder are vacant and will remain so until property owners pursue development. COMPREHENSIVE PLAN The entire site lies within the Long-Range Expected Growth Area(LREGA), Urban Growth Area (UGA), and Mid-Range Expected Service Area (MRESA). The area lies outside the Municipal Services Suitability Area(MSSA). ANALYSIS The area of annexation has been an enclave of the City of Greeley since August 24, 2001. This meets the Colorado Revised Statute 31-12-106 three year standard regarding enclave annexations. The annexation will not further extend the external boundary of the City. This annexation will create minimal impacts to the local school districts servicing the area as no additional development of annexed properties are proposed at this time. The annexation of this site into the City would be consistent with present growth patterns and Comprehensive Plan policies. There is clear evidence that this site shares a common interest with the City's future. The requirements of State statutes and City of Greeley guidelines for annexation appear to have been met by this annexation.
