We have had preliminary talks with the Town Planner and are almost ready to have our pre-application meeting with them just before we submit. We had contacted Weld County Planning earlier to find out the requirements for a Use by Special Review. It seemed to us at the time that it would not make sense to go through the process for a USR while simultaneously annexing to Johnstown. The owner felt that the temporary use of a portion of the property for landscape materials sales would not effect anyone negatively while he was going through an entitlement process. The ultimate intent for the land being used for landscape materials is Neighborhood Commercial in Johnstown. As you may know, Commercial development on this site is ways off in the future. The temporary use will allow the owner to take economic advantage of the property while he is attempting annex the property and lining up commercial developers. I will phone you to discuss this. I wanted to be sure that you know that we are trying to be on top of this and not offend anyone. If we must go through the County process -we will.
