Use by Special Review—High Ball Erectors LLC, Response to Questionnaire.
1) This USR application is being submitted to bring into conformance with The
Weld County Code the use of an existing business located in the Southwest One-
Quarter of Section 24, Township 1 North, Range 68 West of the 6th Principal
Meridian, and specifically located Northeast of the intersection of Weld County
Roads 6 and 11.
High Ball Erectors LLC presently uses the site for storage of mainly steel
materials and other equipment used in their erection business. Shop activities such
as fabrication of various steel items are done within the building. Other current
site uses include sub-leasing space for storing empty waste storage bins,
(commercial dumpsters) and to an electrical contractor for temporary equipment
and vehicle storage.
The applicant plans to install restrooms in the main office area in the middle of
the building. These restrooms will then discharge into a new septic system.
Presently, the employees use a portable restroom unit.
Future uses planned, include leasing warehouse space in the West and East
buildings for storage of non-hazardous material or other lease space for
warehousing. Or for the use of small manufacturing process such as ornamental
concrete for architectural purposes.
2) This proposal is consistent with the intent of the Weld County Code Chapter 22 in
that an approved permit will bring the site usage into conformance with the USR
guidelines. This proposal affects 11 acres, with the remaining 26 acres left for
Agricultural use.
3) This proposal is consistent with the intent of the Weld County Code Chapter 23
relating to the AG Zoning classification. The majority of the property would
remain in agricultural use. The smaller portion of the property would be brought
into conformance with the USR guidelines as a commercial/storage operation.
4) This proposal is consistent with the surrounding land uses. The property to the
South is currently being used commercially. The North, East and West parcels are
in agricultural use.
5) a. It is expected that six persons will be employed at the High Ball Erectors.
b. In the future an additional three employees may be added to the site.
c. Hours of operation are: 7:00 a.m. to 5:00 p.m. Monday through Friday.

d. Currently the site has three buildings. No new buildings are planned.
e. No animals will be kept on this site.
f. Small to Large Trucks Commercial Class A or B, tractor trailers GVWR 26K
to150K lbs.
g. Fire Protection will be provided by the Mountain View Fire Protection District,
Dacono Substation.
h. The Weld County Water District waterline in WCR 11 currently services the
Site.
i. There is currently no sewage disposal on this site. A septic system is being
proposed to service the proposed restrooms. Currently, the employees of High
Ball Erectors have access to a portable restroom facility on site.
j. Storage items will include bulk steel and steel fabrication items. Other storage
may include concrete products, empty commercial trash bins, commercial
vehicles, and construction materials in open and enclosed storage facilities.
Vehicles, including recreational, will be stored inside the West and East
buildings.
6) Landscaping is planned for this site as a site improvement and to visually screen
the commercial operation from view along the main entrance on WCR 6 and
along WCR 11. Various types of drought resistant tree species will be
incorporated into the Landscape Planning.
7) No reclamation will be required; the site will remain the same as before the USR.
8) The site currently has positive storm water drainage through existing on-site
ditches and swales. New impervious surfaces are not planned at this time. Storm
water improvements are not necessary or planned at this time.
9) Site improvements planned are restrooms and construction of a new septic
system. This construction and landscaping should begin within 60 days from
approval of the USR.
10) No open storage or stockpiles of waste are planned for this site. Material and
equipment storage in open areas will be north and South of the existing buildings.
