This application is a propose change to and already existing USR on this property. The proposed use of this property is to produce concrete. The ready mix concrete batch plant will be enclosed. The concrete will be placed in a ready mix truck, mixed, then delivered to various locations. During non-operating hours ready mix trucks will be stored in the pre-existing building. 2. This application is consistent with the intent of the Weld County Comprehensive Plan. This facility will not adversely impact the agricultural district. The use intended is to conduct sales and service to both the local agricultural and residential areas. The subject land was taken out of crop production in the 1970's and has been since used for storage then as a manufacture/fabrication shop. 3. This proposal is consistent with the intent of Weld County Code Chapter 23. As described in section 23-3-40R. 4. The land adjacent to the north, west, east and south is irrigated farmland with rural residence. Further to the north, west, east and south are growing communities and farms which require ready mix concrete for further growth. 5. a. Five to seven people will be located at this site. b. Five to seven people will be employed at this site. c. Approximately 6:00a.m. to 6:00p.m. d. One steel framed building that will enclose the ready mix plant. '— e. Subject property is only a 1 1/2 miles from the fire department. h. North Weld County water District provided domestic water to subject property. This shall continue. There is no irrigation and no need for any. i. The sewage disposal is septic with an existing 1,000 gallon tank. j. N/A 6. It is our intent to let the landscaping remain as it is. Some shrubs will be located on the south and west side of the office. This landscaping is identified on the enclosed map. 7. Upon completion of the proposed use equipment will be removed and existing buildings will remain. 8. The storm water will run north to the already existing drainage ditch. 9. The site construction would not begin until the months of March to April and would take one to two months to complete. 10. Returned and unused concrete will be placed into forms used for precast blocks.
