RE: GRANT REQUEST FROM DONALD WROBLEWSKI, CIO JOE AND TAMMY
WROBLEWSKI,TO PREADVERTISE SITE SPECIFIC DEVELOPMENT PLAN AND USE
BY SPECIAL REVIEW PERMIT#1465
WHEREAS, the Board of County Commissioners of Weld County, Colorado, pursuant to
Colorado statute and the Weld County Home Rule Charter, is vested with the authority of
administering the affairs of Weld County, Colorado, and
WHEREAS,the Board has received a request from Donald Wroblewski,do Joe and Tammy
Wroblewski,3161 Vantage Drive, Hudson,Colorado 80642,for preadvertisement of an application
for a Site Specific Development Plan and Use by Special Review Permit #1465 for a Home
Business (parking of trucks and trailers) in the A (Agricultural) Zone District, and
WHEREAS,said property is described as Lot 17 of Vantage Acres#1; part of the SE1/4 of
Section 17, Township 1 North, Range 65 West of the 6th P.M., Weld County, Colorado, and
WHEREAS,after study and review the Board deems it advisable to grant said request,with
the hearing date to be set as June 23, 2004, at 10:00 a.m.
NOW,THEREFORE, BE IT RESOLVED by the Board of County Commissioners of Weld
County, Colorado, that the request from Donald Wroblewski, do Joe and Tammy Wroblewski,for
preadvertisement of an application fora Site Specific Development Plan and Use by Special Review
Permit#1465 for a Home Business (parking of trucks and trailers) in the A (Agricultural) Zone
District be, and hereby is, granted.
BE IT FURTHER RESOLVED by the Board that the hearing date to consider said request
be, and hereby is, set as June 23, 2004, at 10:00 a.m.

COLORADO SUBJECT: Request for Pre-advertisement
Donald Wroblewski, c/o Joe and Tammy Wroblewski has submitted a request that the application
for Use by Special Review Permit #1465, which will be heard by the Planning Commission on
June 15, 2004, be pre-advertised. If you wish to approve this request, a hearing before the Board
on June 23, 2004, will allow adequate time for advertising.

SUBJECT: USR-1465
Donald Wroblewski c/o Tammy Wroblewski is requesting a Pre-Advertisement for USR-
1465. USR-1465 is a Site Specific Development Plan and a Special Review Permit for
a use permitted as a Use by Special Review (Home Business, parking of trucks and
trailers) in the A (Agricultural) Zone District.
The applicants in the attached letter dated May 4, 2004 have indicated that the reason
for this request is due to delays in the Planning Commission Hearing
The applicants are currently in violation for operating a home business (parking of trucks
and trailers) on their property and wish to complete the application process in a timely
manner.
The USR application was submitted on January 26, 2004 with a Planning Commission
hearing date set for April 20, 2004. Due to the Department of Planning Services error
the April 20, 2004 hearing was not properly notified in the newspaper and needed to be
continued to allow for appropriate notification. Due to a lack of Planning Commission
quorum on April 20, 2004 the hearing was continued to May 4, 2004 with the intent to
continue the case to May 18, 2004 keeping the case in the Southwest Weld office. On
May 4, 2004 the Department of Planning Services requested that this case be continued
to May 18, 2004. The Planning Commission continued the case to June 15, 2004 due to
the perceived case load for the May 18, 2004 hearing.
Granting this pre-advertisement will allow the applicants to remain on a similar schedule
as the original May 18, 2004 hearing date request.
The Department of Planning Services understands the concerns of the applicants and
does feel this is adequate justification. Therefore the Department of Planning Services
is recommending approval of the Pre-Advertisement for USR-1465.
If granted the Department of Planning Services requests a Board of County
Commissioners hearing date of June 30, 2004. ,,r j,., 2ek. {
