Use by Special Review
Item 1. The property is in two parts. The western portion (2.9acres)will have storage
compartments for small items and open area storage for the large pieces. There
will be an office and apartment upstairs over the five bay truck maintenance area.
The building is planned to be 60'x 100' and located on the west half of the lot.
The eastern portion (7.5+acres)will have a house on the east 1/3 of the lot. There
will be a fence between the house and the maintenance area.
Item 2. The plan use of the parcels does meet the goals in part of chapter 22 of the code.
Section 22-2 goals discuss agricultural goals with allowances for in-filling where
possible and on land less than 80 acres of size not contagious to farming. These
parcels are remnants of earlier subdividing. Therefore, the land is not fessible for
normal farming activities. The propose use is than an in-fill activity.
Item 3. The zone for the area is A for agricultural use. Section 23-3-40-A.2 identifies oil
and gas support and service as an item allowed under use by special review. The
truck maintenance building and storage for pipe is part of the support for gas and
oil production in the area. The parcel to the south is Rainbow Tank Service so
this planned parcel use is compatible to its neighbor.
Item 4. The uses surrounding the subject parcels are agricultural on three sides and
oil/gas support on the south. The planned use matches the south parcel use. A
ditch to west, a berm to the southeast, a waste pit to the east and power line on the
north property line all limit continous agricultural use. The planned use then is as
an in-fill activity.
Item 5. a. Estimating that 10 people will use this site during max use.
b. Planning on 5 to 10 employees.
c. Hours of operations will be from 6:00 a.m. to 6:00 p.m.
d. A 40'x60' building on the western half with small storage
compartments on the north and SW sides. The future house will be a
typical 30'x40' foot print.
e. There are only a pet dog and horse planned for this site.
f. Estimating 2 to 5 trips per day composed of pick-ups, cars, trucks, and
flatbed trucks to use the site.
g. LaSalle will provide fire service and is about 3 miles to the west.
h. Central Weld County Water District will supply water.
i. On site septic tanks and leach fields will be used for sewerage disposal.
�-. j. Misc. farm items and 2" pipe.
Item 6. The landscaping plan is to plant grass, shrubs and small trees along the
west and north property lines and in the south east corner of the lot.

Item 7. Reclamation on the site if required will follow the guidelines as per agency with
oversight authority for the site.
Item 8. Storm water will be directed into a small detention pond at the NE
corner of the parcel.
Item 9. Construction will take 3 to 9 months after the permit is issued.
Item 10. Waste motor oil will be stored in above ground approved containers and is the
only waste item planned to be stored on sight.
