This is our home. We are hobby breeders and trainers of both Border Collies and bird dogs. We have eight dogs on the property and would like to increase the number to a maximum of 25 dogs. It may never approach this number, but with breeding, showing, obedience, herding and hunting training (as a hobbyist) and occasionally rescuing Brittanys and Border Collies, the number of dogs on the property may possibly exceed the eight that we are now allowed. We feel that future development in this area may threaten our original intent and use of this property. With fifty plus fenced acres we would like to be assured that we could continue our hobby into our retirement years. 2. This is a private residence. The land is zoned agricultural. Two-thirds of the property is used as a pasture. We plan to keep it rural. We have horses and may occasionally have livestock on the property, i.e. sheep. We feel this is a small operation and will continue to be so in the future. 3. We are zoned agricultural and wish to remain agricultural. 4. Currently they are several small private acreages that surround this site ranging from thirty to eighty acres. Currently we have open CRP to the west and the east of our property. 5. a. Only a husband, wife and invited family and guests will be using this site. b. This does not apply. There are no employees on the site and there are no plans of having any employees on the site in the future. c. This is a private residence; therefore there are no hours of operation. d. This is a private residence with an existing home, barn and out buildings. It is a dream to possibly have a horse arena, a dog grooming area, a hay storage area, and a sheep shed. We would also like to add another dog exercise area off the north end of the barn with an overhang to provide more shade for the dogs at some time in the future. e. We will have dogs, horses and livestock, which will vary in number and type. f. This is not a commercial site; only private vehicles; cars or trucks of owners and friends, will have access to this property. g. The Nunn fire department provides fire protection to this site. h. The water source is a well. i. There is an existing septic system. j. We are proposing one additional shed to possibly store some hay in the future. 6. The landscaping is consistent with a private residential dwelling. We have only lived here two years and are making steady progress with landscaping the front yard with grass, bushes, flowers, and trees. The plan is to have similar landscaping in the backyard. We have a small fruit orchard to the southwest of the house along with numerous leaf and pine trees planted towards County Road 17. In the future we would like to have more trees planted along the north and south sides of our property as well as surrounding the kennel areas, house, and barn. These tree rows are designed to be windbreaks and sound barriers. Most of the 50+ acres will remain in pasture and natural grasses with trees dispersed throughout the property. 7. This does not apply since there will be no major changes to the property. 8. Storm drainage is consistent with the existing private residence. The water runs off to the north of the property from the house. From the barn, the water goes to the south/southeast part of the property. 9. This is an existing private home. The construction and landscaping will be an on going project as money and time dictates. 10. Waste Management of Colorado handles all the waste. Note: We have some existing kennels, which are as follows: Currently, six kennels are located to the east side of our home. A chain link fenced in exercise pen surrounds the kennels; forty-three foot by fifty-three foot. The fence is six feet tall. This exercise pen is filled with pea gravel. The outside kennels are all on a concrete slab. They are four feet wide and twelve feet in length with a height of six feet. Horst Company made these kennels specifically for our dogs. These outdoor kennels are covered with a sunshade and have a mist system for hot days. Each run contains an individual doghouse. Water is easily accessed to this area through a hose. There are also seven kennels inside the barn. Part of our barn was designed specifically to house the dog kennels. Each indoor kennel is five foot by ten foot. They are six feet tall. The "indoor" kennels are also on a concrete surface. Three windows, a garage door, and another door provide ventilation for the kennels. Each run has its own doghouse. A water tap is located within this facility. Please note that all of our fifty acres are fenced so that the dogs may have supervised play and with lots of room to run.
