Dear Ms. Neill:
This letter is in response regarding your Use by Special Review USR-1213 located in part of
Section 21 and 22, T11 N, R57W of the 6th P.M., Weld County, Colorado.
Planning Staff has determined from the information submitted at this time that your request to
change the approved layout from three (3) proposed cabins to four(4) cabins does not justify an
amended Use by Special Review. However, the Department of Planning Services would like
verification from the Weld County Health Department that the septic system can accommodate
the request.
Planning Staff also requests that you update your plat to delineate the changes from three
cabins to four. It looks like from our recorders that McRae and Short Inc. provided the first draft
drawing for this Use by Special Review. fvlcRae and Short Inc. are located at 1231 8th Ave in
Greeley CO 80631 and their phone number is 970-356-3101. Staff has also noted that the final
Mylar has not been recorded but since an updated Mylar needs to be completed and submitted
for recording this willcorrect this problem, You did mention that you dropped off the Mylar along
with the recording fee. If you are able to provide evidence of the recording fee please provide
that along with your revised Mylar and no recording fee will be charged.
1 have enclosed for your records the Board of County Commissioners resolution. I have also
enclosed two copies of the one drawing that we have in our records. You have two choices on
how you would like to proceed at this point. One choice is to take the original drawing to McRae
and Short Inc to be complete/corrected. Your second choice is for you to make the changes
yourself from three cabins to four on the altered drawing.
When the changes have been made please bring in two paper copies for the Department of:
Planning Services to review. After review a final Mylar can be submitted to our office for
recording along with an $11.00 per page fee unless you can find your receipt or cancelled
check:
