Environmental Health Services has reviewed this proposal for a single-family dwelling
unit . We have no objections to the proposal, however, we do recommend that the
following conditions be part of any approval:
We recommend that the following requirements be incorporated into the permit as
conditions that must be met prior to the issuance of the Certificate of Occupancy:
1. An individual sewage disposal system is required for the proposed homes and
shall be installed according to the Weld County Individual Sewage Disposal
Regulations.
We recommend that the following requirements be incorporated into the permit as
development standards:
1. All liquid and solid wastes (as defined in the Solid Wastes Disposal Sites and
Facilities Act, 30-20-100.5, C.R.S., as amended) shall be stored and removed for
final disposal in a manner that protects against surface and groundwater
contamination.
2. No permanent disposal of wastes shall be permitted at this site. This is not
meant to include those wastes specifically excluded from the definition of a solid
waste in the Solid Wastes Disposal Sites and Facilities Act, 30-20-100.5, C.R.S.,
as amended.
3. Waste materials shall be handled, stored, and disposed in a manner that controls
fugitive dust, blowing debris, and other potential nuisance conditions.
4. Fugitive dust shall be controlled on this site.
5. This facility shall adhere to the maximum permissible noise levels allowed in the
Residential Zone as delineated in 25-12-103 C.R.S., as amended.

6. Any septic system located on the property must comply with all provisions of the
Weld County Code, pertaining to Individual Sewage Disposal Systems.
7. The facility shall utilize the existing public water supply.(North Weld County
Water District)

The Weld County Public Works has reviewed this proposal; this project falls primarily under the purview of the
Use by Special Review Standards, Weld County Code, Chapter 23, Article II, Division 4, Section 23. Our
comments and requirements are as follows:
COMMENTS:
WCR 43 is designated on the Weld County Road Classification Plan (FHU) as a collector status road, which
requires an 80-foot right-of-way at full build out. There is presently a 60-foot right-of-way. The road is
maintained by Weld County. Pursuant to the definition of SETBACK in the Weld County Code, Chapter 23,
Article III, Section 23-3-50, the required setback is measured from the future right-of-way line.
WCR 74 is designated on the Weld County Road Classification Plan (FHU) as a collector status road, which

The most current traffic count reflects 810 vehicles on October 14, 2002 on WCR 43 from WCR 70 to WCR 74,
and on October 2, 2002 the traffic count reflected 1,584 vehicles on WCR 74 from WCR 43 to WCR 45.
Are there any requirements or setbacks associated with placing a structure at the end of an airport runway,
which could possibly be in a crash down zone area? You may want to refer to two different cases: Chuck
Carlson's PUD adjacent to the Weld County Airport and the Chuck Eastman Airstrip associated with WCR 49.
In referring back to the original RE-3166, Lot A and B split, the applicant identified a 40' x 400' ingress/egress
easement crossing Lot A to access Lot B. The access has been identified as a shared access for Lot A and for
Lot B.
REQUIREMENTS:
The existing recorded exemption and the proposed USR are both identifying possible building sites in the
southeast corner of Lot B. The access easement is in place through the existing RE and identified in the USR.
Utilize this access point for your residential access.
If a drainage culvert is required, a 15" inch corrugated metal pipe is the County's minimum size requirement. If
the applicant chooses to place a larger culvert, please contact the Public Works Department to adequately size
your culvert.

Site Specific Development Plan and Special Review Permit for two residences on one lot,( Lot B
of AmRE-343) in the A (Agricultural) Zone District.

Lot B AmRE- 343 ; being Pt of NW4 of Section 3, T8N, r65w of the 6thP.M. , Weld County,
Colorado
1 A plan review is required for each building. Plans shall bear the wet stamp of a Colorado
registered architect or engineer. Two complete sets of plans are required when applying for
each permit.
2. Buildings shall conform to the requirements of the various codes adopted at the time of
permit application. Currently the following has been adopted by Weld County: 2003
International Residential Code, 2003 International Mechanical Code, 2003 International
Plumbing Code, 2002 National Electrical Code and Chapter 29 of the Weld County Code.
3. Each building will require an engineered foundation based on a site-specific geotechnical
report or an open hole inspection performed by a Colorado registered engineer. Engineered
foundations shall be designed by a Colorado registered engineer.
4 Building height, setbacks and offset distance shall be determined by the Zoning Ordinance.
Separation of buildings of mixed occupancy classifications shall be in accordance with Sec.
R309.2 of the International Residential Code.
5 Building height shall be measured in accordance with the 2003 International Building Code
for the purpose of determining the maximum building size and height for various uses and types
of construction and to determine compliance with the Bulk Requirements from Chapter 29 of the
Weld County Code. Building height shall be measured in accordance with Chapter 23 of the
Weld County Code in order to determine compliance with offset and setback requirements.
When measuring buildings to determine offset and setback requirements, buildings are
measured to the farthest projection from the building. Property lines shall be clearly identified
