Property will be used for parking of Ace Tree Service Inc. trucks (one aerial lift truck and one pick-up truck with dump bed), and storage of tree service equipment (one chipper and two stump grinder/removers). 2. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 22 (Comprehensive Plan). The Comprehensive Plan Sec. 22-2-60. 3. A.Policy 1.3. states it will"allow commercial and industrial uses, which are directly related to, or dependent upon agriculture. to locate within the A (Agriculture/)Zone District when the impact to surrounding properties is minimal.and where adequate services and infrastructure are currently available or reasonably obtainable". A tree service is clearly compatible and related to agriculture. The care and maintenance of trees promotes beauty and safety of the environment. Maintaining tree lines help with soil conservation. Ace Tree Service Inc., previously located in Adams county, is a family owned and operated tree service. It is a licensed, insured, professional company and has served customers in southern Weld for over 30 years and can do so at an affordable rate due to lower overhead than larger companies. The owner and company have been licensed for several years in Denver City& County; considered a standard by many municipalities for licensing. The company holds current business/contractor licenses in Brighton, Ft. Lupton and Dacono. 3. Explain how this proposal is consistent with the intent of the Weld County Code, Chapter 23 (Zoning)and the zone district in which it is located. The impact to the surrounding area is minimal with very little dust, noise or traffic. Water resources and sewage are not affected or used by the company. There are no business signs posted except for magnetic Ans on the sides of the 2 trucks. Spraying services are not provided so no pesticides are used or stored. casionally wood chips are unloaded until distributed on the property for landscaping, or sold and delivered to customers. 4. What type of uses surround the site?Explain how the proposed use is consistent and compatible with surrounding land uses. The land around the site is agricultural and residential. This business is compatible with the area since business is not conducted on-site. Only the occasional storage of small amount of woodchips, firewood and the parking of equipment and vehicles occur on-site. 5. Describe in detail; a. How many people will use this site? The only person using this site is the owner/operator of the business. Business is conducted off site. There are no customers on-site. O oV b. How many employees are proposed to be employed at this site? There are no employees and no plans to have employees. The plan for the business is to remain small. c. What are the hours of operation? This is a seasonal business and hours vary. The business primarily operate between March and October with an average of 3-4 workdays per week. The owner leaves the property approximately 9-10am and returns between 5-7pm. There is less frequent business from November to February. —What type and how many sturctures will be erected(built) on this site? There are no plans for any structures to be erected on site at this time. 1 e.What type and how many animals, if any, will be on this site? There are no animals on the site related to the business. The family pets (horses, dogs&cats) are kept way the trucks and equipment. f.What kind (type,size,weight)of vehicles will access this site and how often? The owner drives a Chevy C3500, 1 ton, single axel, pickup with a dump truck bed as his only personal use vehicle as well as for business use. The truck's actual weight unloaded is 9000 pounds. The other truck is a Ford F-650 2 ton, single axel, flatbed truck with a Hi-Ranger 48 foot aerial lift mounted on the bed.Actual weight 12,000 pounds. This truck is used an average of 3-5 times a year for large jobs and the rest of the time is parked on-site. Equipment used includes one Asplund Chipper, one Vermeer Stumper Grinder, model 650, and one Vermeer stump grinder. Al of these are towed behind the pick-up truck. g. Who will provide fire protection to the site? Fort Lupton provides fire protection. h. What is the water source on the property? Domestic well provides water for property. Water is not routinely used for business. i. What is the sewage disposal system on the property? Sewage disposal system is per septic system and not affected by business. No other systems are proposed at this time or expected to be proposed in the future. j. If storage or warehousing is proposed, what type of items will be stored? Warehousing is not used or proposed. Storage is of previously listed equipment. es- Explain the proposed landscaping for the site. The landscaping shall be separately submitted as a landscape plan as part of the application submittal. Storm water drainage flows northward into lower end of property. 9. Explain how long it will take to construct this site and when construction and landscaping is scheduled to begin. N/A. There is no plan for construction or landscaping. 10. Explain where storage and/or stockpile of wastes will occur on this site. Hardwood is cut, split and stacked and is used to heat residences on property and adjacent property (family).
