RE: GRANT MOBILE HOME PERMIT NO. 917 - MAMIE HERNANDEZ
WHEREAS, the Board of County Commissioners of Weld County,
Colorado, pursuant to Colorado statute and the Weld County Home
Rule Charter, is vested with the authority of administering the
affairs of Weld County, Colorado, and
WHEREAS , the Board of County Commissioners of Weld County,
Colorado, on the 15th day of August, 1984 , considered the request
of Mamie Hernandez for a mobile home to be used as a principal
dwelling, and
WHEREAS, said mobile home is to be occupied in an A-Agri-
cultural Zone District on a parcel of land being more particu-
larly described as follows:
Lots 7 & 8 , Block 4 , Gill, Colorado, located
in Section 27, Township 6 North, Range 64 West
of the 6th P.M. , Weld County, Colorado
WHEREAS, the Board of County Commissioners, having heard
the testimony, finds that said request should be granted sub-
ject to the following conditions : 1) the applicant shall apply
for a building permit for the mobile home within thirty days from
the date of approval by the Board of County Commissioners; 2) a
septic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit;
3) prior to the issuance of a building permit, the owner shall
submit evidence that the water tap is supplying water in such a
manner as to be adequate in quality, quantity and dependability
for the proposed use; 4) the mobile home shall not be occupied
until such time that the applicant has complied with the above
mentioned conditions; and 5) an additional ten feet of right-of-
way shall be reserved east of State Highway 37 . The total right-
of-way east of the centerline of the highway shall be fifty feet.
NOW, THEREFORE, BE IT RESOLVED by the Board of County Com-
missioners of Weld County, Colorado, that the request of Mamie
Hernandez for permission to place a mobile home to be used as
a principal dwelling on the above described parcel of land, which
was found to be in compliance with Section 43 of the Weld County
Zoning Ordinance be, and hereby is, granted subject to the here-
inabove listed conditions.

Location: In the unincorporated Community of Gill; east of St. Hwy 37
The Department of Planning Services staff has reviewed this request and
recommends that the request be approved for the reasons:

COMMENTS: The Department of Planning Services has not received any objections
regarding this application.
The Department of Planning Services staff recommendation for approval is
conditional upon:
1. The applicant applying for a building permit for the mobile home within
thirty (30) days from the date of approval by the Board of County
Commissioners.
2. A septic permit shall be obtained and the site shall meet percolation
test requirements prior to the issuance of a building permit.
3. Prior to the issuance of a building permit, the owner shall submit
evidence that the water tap is supplying water in such a manner as to be
adequate in quality, quantity and dependability for the proposed use.
4. The mobile home shall not be occupied until such time that the applicant
has complied with Conditions 1, 2 and 3 above.
5. An additional ten (10) feet of right-of-way shall be reserved east of
State Highway 37. The total right-of-way east of the center-line of the

Dear Mr. Mayerl :
We have reviewed the Mamie Hernandez application for a zoning permit
for a mobile home and have the following comments:
1 . The Weld County Comprehensive Plan indicates the need for a 100-foot
total right-of-way for State Highway 37 adjacent to this property. This
right-of-way width is compatible with our projected right-of-way for
this highway.
According to our records, the present right-of-way width is 80 feet,
40 feet each side of the highway centerline. To achieve half of the
100-foot width east of the highway centerline would require an additional
10 feet from this property.
2. Access to this property from S.H. 37 already exists according to the
sketch map provided with the application. Since this mobile home will
replace a previous residence, we have no objection to the continued
use of the existing driveway.
