Our vacant locate lot account# R7444098 had a valuation of$69,158 in 2003, the valuation for 2004 is $57,922. This is a reduction of $11,236. Our personal property account#P1422799 had a valuation of$57,259 in 2003, the valuation for 2004 is $50,591. This is a reduction of$6668.00 . With these two going down how could the value of our building increase?? Our property has had no improvements made to it since it was built in 1998. It is a concrete stone building with a cement floor, a small waiting room & a very small office and 2 bathrooms. I want to stress again that the selling price of an "established"business has nothing to do with the value of the actual building &contents. When an established business is sold it has an established customer base which is what the majority of the selling price is for. My taxes almost doubled this past year and there hasn't been any improvements made to the building or land since it was built in 1998. I did receive my notice back in May but didn't realize that this increase in our property value would increase the taxes this way and before today didn't realize how this value was used in the determining of our tax values. As you may imagine I was completely shocked when I opened my tax statement. I contacted the appraiser in charge of this area named Stan and was very disappointed in how my new evaluation on my building was determined. Stan told me that he took the selling price of the quick lubes in the Greeley area, divide the price by the square footage to reach the value on the building. What I couldn't make Stan understand is when an establish business is sold the selling price includes, equipment in the store, products left in business, the building itself and the customer base. The customer base is what drives the selling price in commercial real estate for an established business as the new owner doesn't have to work to get customers for their income.. These are the values that he gave me: Grease Monkey West 10th location -$744,700.00 Grease Monkey 8th Ave location -$370,000.00 Express Lube - $500,000.00 Jiffy Lube West 10th - $710,000.00 Our building has had no improvements made since we opened five years ago & even if we sold our business it would sell for more than what we built if for because when we built it we had a zero customer base and now have an established book of business. We already pay taxes for our incomes resulting from the business. This tax statement should be only for the building itself as we receive another tax bill for our equipment&also for the vacant land behind our building which I have enclosed a copy of our tax statement for both of these items. The building itself hasn't increase in value only our customer base over the five years has increased the value of our entire business. I am also enclosing a tax statement from a neighboring business which is automotive in nature. This business has double the square feet that we have and also has the same amount of land as we do but part of ours is dirt& is billed separately for tax purposes. The neighboring business lot is paved & landscaped for his business. When you take this tax statement of$11170.48 and add the taxes from our vacant lot of$1350.12 for a total of$12520.06 we are paying a considerable amount more than this neighbor. This neighbor's buiilding is not only much larger but is 3 years newer. I would appreciate your re-evaluation of how values on buildings are done as a selling price is no wayto correctly figure faxes on a piece of property.
